•Creation of a 22nd lot off Borica, but no development proposed
at this time.
•Internal roadways, including access off Como Way and fire
access off Borica Drive.
•Plant 137 trees and provide drought-tolerant landscaping
throughout development area.
•2 drainage management and bioretention areas
•12-15 month construction period, based on market-conditions
Draft EIR Summary
•No Significant and Unavoidable Impacts
•Majority of topic areas were determined to have no
impact or less than significant impacts
Mitigation measures incorporated for the following areas:
•Biological Resources (6)
•Cultural Resources (3)
•Geology and Soils (4)
•Greenhouse Gas Emissions (2)
•Transportation (1)
Alternatives
•Proposed alternatives to the proposed project and their impact
analysis are included in Chapter 6 of the Draft EIR and include:
•Alternative 1: No Project Alternative
•Alternative 2: 5-Acre Lot Alternative
•Alternative 1 was found to be the environmentally superior
alternative, however, Alternative 1 would not accomplish any of
the proposed project’s objectives
