HomeMy WebLinkAbout121125-05.1 DESIGN REVIEW BOARD STAFF REPORT 5.1 TO: Design Review Board Members December 11, 2025 SUBJECT: Review and approve a revised Master Sign Program for the mixed-use building at 600 Hartz Avenue and signage for Sweetgreen restaurant. PROJECT DESCRIPTION On May 10, 2022, the Planning Commission approved Development Plan request DEV21- 0013 allowing the development of a 50,000 square foot mixed-use building including 37 condominiums and 4,000 square feet of commercial tenant space along Hartz Avenue. As part of the approval, a Master Sign Program featuring three projecting wall signs along the frontage was approved. Sweetgreen is proposing to utilize two of the projecting signs and is requesting a wall mounted sign over the main entry. EVALUATION While the Master Sign Program plan shows three projection signs, that was based on the possibility of three separate tenants, with each tenant getting one sign. Therefore, under the Town Sign Control Ordinance, approval of an exception would be required to allow two flag signs which result in two signs with the same visual orientation. The applicant also requests a halo-illuminated wall sign over the restaurant’s main entrance. RECOMMENDATION Review and approve a revised Master Sign Program for the mixed-use building at 600 Hartz Avenue and signage for Sweetgreen restaurant.
