Design Review Board Meeting Summary October 16, 2025 1. CALL TO ORDER The regular meeting of the Danville Design Review Board was called to order at 5:00 p.m., at the Town Offices, 500 La Gonda Way, Danville, CA. Board Attendance: Robert Combs, Chair Joel Atwater, Alternate Board Member Michaela Luxton, Board Member – Arrived at 5:09 pm Chris Trujillo, Vice Chair Kevin Wong, Board Member Absent: Lou Palandrani, Board Member Staff Attendance: Riley Anderson-Barrett, Associate Planner 2. CHANGES TO THE ORDER OF THE AGENDA There were no changes. 3. FOR THE GOOD OF THE TOWN There were no public comments. 4. ACTION ITEMS 4.1 Consider approval of the Meeting Summary from the Design Review Board regular meeting of September 11, 2025. Board Member Wong made a motion to approve the September 11, 2025, Summary of Actions and it was seconded by Board Member Atwater. Motion carried 4-0-0-2; Board Members Luxon and Palandrani absent Design Review Board Summary October 16, 2025 2 5. DESIGN REVIEW ITEMS 5.1 Review and provide comments on the architecture, color and material board, and landscape design for Major Subdivision request SD 9721 and Development Plan request DEV25-0014 allowing the development of 47 townhomes with two attached accessory dwelling units on a 1.62-acre property located at 200 Boone Court (Project Planner: Riley Anderson-Barrett). Riley Anderson-Barrett, Associate Planner, introduced the project and presented the staff report. Board Member Luxton arrived at 5:09 pm. Eric Chevalier, Applicant; David Burton, Architect; and Angela Pravettoni, Landscape Architect, presented the project and answered questions from Design Review Board Members. Chair Combs voiced that the project does not have 360-degree architecture which was echoed by Board Member Atwater. Vice Chair Trujillo discussed potential cross view issues between the two mirrored most interior buildings and suggested exploring alternate floor plans. He also asked about the material of the balcony railings and suggested exploring other options, including making the railings less heavy. Board Member Luxton suggested widening the boards or breaking up the vertical board and batten siding and asked if additional exterior lighting would be provided in the paseo. Board Member Wong suggested bringing the darker stucco striping to other sides of the building to break up the board and batten siding. Board Member Combs suggested providing a mix of styles for the balcony railings and voiced satisfaction of the proposed colors and materials. David Burton, Architect, voiced that it is challenging to break up the roofline while being able to provide solar panels and meet Fire requirements. He also mentioned the challenges in wrapping the stone around all sides due to cost and design. He mentioned the widened paseo and change in grade between interior buildings which may address the potential cross view issue. He stated that addition exterior lighting is not proposed within the paseo to not increase light pollution. Angela Pravettoni, Landscape Architect, stated that most of the proposed trees are evergreen and that they will continue to work with the neighbors to finalize selected plants. Design Review Board Summary October 16, 2025 3 Sheila Bentley, owner of 213 Ashley Circle, voiced her concerns over privacy and discussed the location and height of the proposed fencing, retaining walls, and trees. She voiced clarifying questions over the material of the retaining wall and vines on the fences. Lindsay Kruljac, owner of 632 Hartley Drive, provided a comment card to register her opinion but did not wish to speak. Carolyn Mallard, owner of 296 Ashley Circle, voiced her concerns regarding loss of privacy. She has concerns that the existing tall shrubs will be removed with little provided in return. She worries about the benefits of the new replacement landscaping and the associated costs of maintenance and water. Carole Velasquez, owner of 223 Ashley Circle, voiced concerns regarding loss of privacy, security issues, and the cost of maintenance for the new trees. She discussed the need for an agreement between the neighbor’s HOA and the developer regarding new maintenance costs and choices in landscaping. She wants to further discuss the fence type and inclusion of a gate running along the CCCSD easement. 6. REPORTS AND COMMUNICATIONS There were no communications. 7.
