TO: Mayor and Town Council November 18, 2025
SUBJECT: Resolution No. 74-2025, approving Minor Subdivision Map and
accepting private improvements and dedications for Minor Subdivision
MS 870-2022, located at 824 Danville Blvd.
BACKGROUND
On March 14, 2023, the Planning Commission approved a subdivision map for this 4-lot
single-family residential development. Construction of the subdivision improvements is
now complete. Action by the Town Council is necessary to approve the map and accept
the improvements. The private improvements consist of private street paving, concrete
curb and valley gutter, storm drain improvements and stormwater treatment facility and
all other appurtenances.
The subdivision map (Attachment C) includes the following offers of dedications:
1. Public Utility Easement (PUE) over the private street
2. Emergency Vehicle Access Easement (EVAE) over the private street
3. The Relinquishment of Abutter Rights on Parcels “A” and “C”
The recommended resolution (Attachment A) accepts all these dedications and
relinquishments on behalf of the Town.
PUBLIC CONTACT
Posting of the meeting agenda serves as notice to the general public. A copy of this
Administrative Staff Report has been sent to the subdivider.
FISCAL IMPACT
None, all improvements are private.

RESOLUTION NO. 74-2025
APPROVING MINOR SUBDIVISION MAP AND ACCEPTING PRIVATE
IMPROVEMENTS AND DEDICATIONS FOR MINOR SUBDIVISION
MS 870-2022, LOCATED AT 824 DANVILLE BLVD
WHEREAS, Jason Bond, is the subdivider of said subdivision; and
WHEREAS, the subdivider has requested the Town of Danville approve and accept said
subdivision improvements as complete; and
WHEREAS, the City Engineer has advised that the improvements required as a condition
of that subdivision agreement between the Town of Danville and said subdivider have
been satisfactorily completed; and
WHEREAS, said subdivision lies within the corporate limits of the Town of Danville; and
WHEREAS, it is now in the interest of the Town of Danville to approve the subdivision
map and accept the dedications on said subdivision map for the benefit and use of the
general public; and
WHEREAS, the Danville Town Council must act affirmatively to approve the
subdivision map in order for the subdivision improvements and dedications to be
accepted; now, therefore, be it
RESOLVED, that the Danville Town Council accepts the following dedications offered
for the public benefit within this subdivision:
1.Public Utility Easement (PUE) over the private street
2.Emergency Vehicle Access Easement (EVAE) over the private street
3.Relinquishment of Abutter Rights on Parcels “A” and “C”
and, be it further
RESOLVED, that the Danville Town Council hereby approves the subdivision map and
accepts those private improvements installed as a condition of this subdivision.

MAINTENANCE THAT MAY BE DEEMED NECESSARY BY CENTRAL SAN FROM TIME TO TIME.
CENTRAL SAN, AND ITS SUCCESSORS OR ASSIGNS, SHALL INCUR NO LIABILITY WITH RESPECT TO
SUCH OFFER OF DEDICATION, AND SHALL NOT ASSUME ANY RESPONSIBILITY FOR THE OFFERED
