HomeMy WebLinkAbout111325-05.1 DESIGN REVIEW BOARD STAFF REPORT 5.1 TO: Design Review Board Members November 13, 2025 SUBJECT: Review and approve final building permit plans for previously approved Development Plan DEV24-0009 allowing the development of the Ivy, a 105- unit assisted living facility located at 828 Diablo Road, previously occupied by Sloat Garden Center. PROJECT DESCRIPTION This project was seen by the Design Review Board on March 13, 2025, and April 10, 2025, where the proposed design was recommended approval. The project was approved by the Planning Commission at their May 27, 2025 meeting. The approval was appealed and was subsequently reviewed by the Town Council at their July 1, 2025 meeting where they upheld the Planning Commission’s approval. The conditions of approval require the Design Review Board to review the final building permits plans. EVALUATION Architecture • The important details of the approved architecture, including color and materials, are consistent with the building permit plans. • Final sign review will be subject to a separate Sign Review application process. Walls • It was determined that the terraced retailing wall in the northwestern corner was unable to be constructed as approved and will be combined into one wall not exceeding the maximum height of 13 ft. Landscape • The important details of the approved landscape design are consistent with the building plans. • Various trees are shown with larger box sizes, increasing from 24” to 36” box, 48” to 60” box, and 15 gallon to 24” and 36” box.
