My comments are focused only on the design aspects that fall within the Board’s scope. At four stories and 200 units, this is a very large apartment complex immediately adjacent to low-height single-family homes. That creates a transition that will feel abrupt compared to the surrounding neighborhood character. With the use of density bonuses, the project’s size and volume are greater than what the site would otherwise carry. The long, flat walls along Town & Country Drive will not only affect nearby neighbors but also everyone who uses this important corridor daily. I encourage the Board to consider requiring stronger breaks in the building form, more traditional materials, and additional architectural detail to help the project better blend into the neighborhood. Because of the project’s scale, thoughtful design and landscaping are especially important to reducing its visual impact. The DRB is charged with preserving and enhancing the existing character of the Town. In its current form, the design risks overwhelming that character rather than contributing to it. Stronger landscaping, tree cover, and pedestrian-oriented details would not only provide visual relief but also shade, scale, and a more welcoming experience for the many kids and families who travel this corridor every day. These refinements would help bring the project closer to the community design goals the Board is entrusted to uphold. As I am unable to attend the September 11 meeting in person, I appreciate the Board’s review of these written comments. Thank you for your consideration. Sincerely, Ted Lifset
