Board Meeting 03/13/2025- GHAD Discussion
Hello Stacey,
Due to a prior appointment tomorrow, 03/13/2025, I will not be able to attend the Board meeting so I have the following comments/requests to be answered by the Board during the meeting:
1) Requesting that this very important meeting be recorded and posted for membership viewing since this meeting date and time is not convenient for residents.
2) Magee Ranch already pays $1,500 (soon to be $2,000) per month to a GHAD management company. Why not hire a company on an as needed basis instead of paying this $2,000? I believe this
is what we used to do before.
3) Does Magee Ranch need the $2 million reserve fund immediately? Can this not be accumulated over time and look at cost savings? In the event there is a disaster (which could be in
5 or 10 or 15 years from now), and if we still do not have the reserve funds, then do an assessment on an as needed basis like last time. Since living in Magee Ranch starting in 1996,
there has only been one large incident which could have been handled better if Magee Ranch or the residents affected had applied for disaster relief.
4) For "acts of God" or environmental disasters, usually the State and Federal Governments offer disaster relief. For example, the last time there was massive rain that caused erosion
throughout northern California, including in our community, Magee Ranch and its residents could have applied for assistance. In addition, no one would be held liable for disasters outside
human control.
5) At the previous meeting, you mentioned that as long as there were at least 3 members volunteering for the GHAD Board, then this would be sufficient. To my understanding, there were
three volunteers, so what is the rationale to get the city involved?
6) If our HOA dues become unreasonably high for the amenities provided (which there is no pool, no community center, no tennis court, etc.), then this will affect the property values.
