TO: Mayor and Town Council July 15, 2025
SUBJECT: Resolution No. 56-2025, accepting public and private improvements and
dedications for Subdivision 9593, located at 600 Hartz Ave.
BACKGROUND
On May 2, 2023, the Town Council approved the subdivision map for a 37-unit multi-
family residential development. Construction of the subdivision improvements is now
complete. Action by the Town Council is necessary to accept the improvements. The
public and private improvements consist of private street paving, concrete curb and
valley gutter, storm drain improvements and stormwater treatment facility and all other
appurtenances.
The subdivision map (Attachment C) includes the following offers of dedications:
1.Public Utility Easement (PUE)
2.Public Access Easement (PAE)
The recommended resolution (Attachment A) accepts all these dedications on behalf of
the Town.
Upon adoption of Resolution No. 56-2025, the City Clerk may release the performance
security and legal security.
PUBLIC CONTACT
Posting of the meeting agenda serves as notice to the general public. A copy of this
Administrative Staff Report has been sent to the subdivider and Surety Company.
FISCAL IMPACT
None, the public improvements consisted of replacement of curb, gutter and sidewalk.
The remaining improvements are private.

RECOMMENDATION
Adopt Resolution No. 56-2025, accepting public and private improvements and
dedications for Subdivision 9593, located at 600 Hartz Ave.

RESOLUTION NO. 56-2025
ACCEPTING PUBLIC AND PRIVATE IMPROVEMENTS AND DEDICATIONS
FOR SUBDIVISION 9593, LOCATED AT 600 HARTZ AVE.
WHEREAS, 600 Ventures LLC, is the subdivider of said subdivision; and
WHEREAS, the subdivider has requested the Town of Danville accept said subdivision
improvements as complete; and
WHEREAS, the City Engineer has advised that the improvements required as a condition
of that subdivision agreement between the Town of Danville and said subdivider has
been satisfactorily completed; and
WHEREAS, said subdivision lies within the corporate limits of the Town of Danville; and
WHEREAS, the Danville Town Council must act affirmatively in order for the
subdivision improvements to be accepted; and
WHEREAS, it is now in the interest of the Town of Danville to accept the dedications on
said subdivision map for the benefit and use of the general public; and
WHEREAS, the Danville Town Council must act affirmatively in order for the
subdivision improvements and dedications to be accepted; now, therefore, be it
RESOLVED, that the Danville Town Council accepts the following dedication offered
for the public benefit within this subdivision:
1. Public Utility Easement (PUE)
2. Public Access Easement (PAE)
and, be it further
RESOLVED, that the Town of Danville hereby accepts those public and private
improvements installed as a condition of this subdivision agreement; and be it further
RESOLVED, that Town staff is authorized and directed to release those securities
required as a condition of this subdivision in accordance with the Danville Municipal
Code.
