DESIGN REVIEW BOARD STAFF REPORT 5.1
TO: Design Review Board Members May 29, 2025
SUBJECT: Review and approve the architecture, color and material board, and
landscape design for Development Plan request DEV25-0009 for a new
single-family residence located at 36 McNeil Lane.
PROJECT DESCRIPTION
The project includes a Development Plan request (DEV25-0009) to review architectural
elevations, colors and materials, and landscaping for the new 3,693 +/- square foot single
family residence. The lot was created under Minor Subdivision MS 852-2019 which
conditioned the development of this lot to be reviewed and approved by the Design
Review Board.
EVALUATION
Architecture
The development criteria is consistent with R-10 Single-Family Residential Zoning
District development standards including height and setbacks.
The proposed residence is 3,693 square feet, two-stories, with an attached 506
square foot garage.
The proposed residence would have wood siding painted an off-white color, with
a brown-taupe trim, black windows, grey door, and a black composite shingle
roof.
Landscape
All trees are a minimum of 15-gallon container sizes and the shrubs are a minimum
of 5-gallons in size.
The landscape plan retains a significant portion of the existing oleander bushes
which was conditioned as part of the Minor Subdivision approval.

RECOMMENDATION
Review and approve the architecture, color and material board, and landscape design for
Development Plan request DEV25-0009 for a new single-family residence located at 36
McNeil Lane.
