HomeMy WebLinkAbout20241212 - 5.2 DESIGN REVIEW BOARD STAFF REPORT 5.2 TO: Design Review Board Members December 12, 2024 SUBJECT: Development Plan request DEV24-0012 including architectural and landscape plans for three new single-family residences on lots created under previously approved Minor Subdivision MS 852-2021. The site is located on Nelson Lane and La Gonda Way. PROJECT DESCRIPTION/BACKGROUND MS 852-2021 is a four-lot Minor Subdivision that was approved by the Planning Commission on August 10, 2021. Conditions of Approval state that the future development of the three undeveloped parcels be subject to review by the Design Review Board. The applicant, Edenbridge, Inc, has submitted architecture and landscape plans for the three lots for review and comment (Attachment A). EVALUATION Architecture  The development of each parcel is consistent with the R-20; Single-Family Residential Zoning district.  Each of the proposed units has been designed to take full advantage of the existing pads. Landscaping  Majority of the proposed trees are 24” box size along with minimum 15-gallon accent trees.  The project plans include 6-foot-high good neighbor fencing and 42” split rail fencing DEV24-0012 – Nelson Lane 2 December 12, 2024 RECOMENDATIONS Review and approve Development Plan request DEV24-0012 including architectural and landscape plans for three new single-family residences on lots created under previously approved Minor Subdivision MS 852-2021.
