1. CALL TO ORDER
The regular meeting of the Danville Planning Commission was called to order by
Chair Graham at 5:00 p.m. in the Town Meeting Hall, 201 Front Street, Danville,
CA.

5. PUBLIC HEARINGS
5.1 Development Plan DP24-0008, Vesting Tentative Map for Condominium
Purposes MS861-24, and Tree Removal request TR24-0042 allowing the
development of an age restricted senior condominium project. The request
includes a 99-unit, 223,000 square foot, four-story building on a 3.17 acre site
located at 425 El Pintado Road (Project Planner: David Crompton).
Chief of Planning David Crompton presented the staff report and answered
the Commissioner’s questions.
Applicant Brian Griggs and Paul Ferro, development team, discussed the
property impact, design and expressed concerns from the community.
Applicant Brian Griggs requested of the Commission to defer fees to be paid
prior to occupancy.
Form4 Architect Paul Ferro presented a PowerPoint presentation of an
overview of the development and landscape and answered commissioner
questions.
Chair Graham opened the item to public comment.

Chair Graham closed Item 5.1 for public comments and brought it back to
the Applicant to respond to the comments from the public.
Jeff Stone, Diamond Construction, spoke on behalf of the community’s
concern and explained the Housing Element and the State housing crisis and
how the developer and Town must comply with local housing laws.
Chair Graham brought the item back to Chief of Planning David Crompton
to answer the public and commissioner’s questions. Mr. Crompton
introduced Transportation Engineering Associate Edwin Martinez. Mr.
Crompton and Mr. Martinez answered questions regarding the traffic
survey.
Chair Graham brought it back to the commissioners for comments.
Mr. Crompton discussed the impact and penalties if the Town is not in
compliance with the Housing Element.
Chair Graham closed the item for discussion.
MOTION BY COMMISSIONER PALANDRANI, SECOND BY
COMMISISONER RADICH TO APPROVE ITEM 5.1 AND RESOLUTION
2024-05; DEVELOPMENT PLAN DP24-008, VESTING TENTATIVE MAP
FOR CONDOMINIUM PURPOSES MS861-24, AND TREE REMOVAL
REQUEST TR24-0042 ALLOWING THE DEVELOPMENT OF AN AGE

Chief of Planning David Crompton reminded Commissioners and residents
of the recruitment of open volunteer positions with terms beginning
January 1, 2025.
6.2 Planning update by Chief of Planning David Crompton
Chief of Planning David Crompton updated the Commission on current
projects and applications in process. Mr. Compton also informed the
Commission of the Planners Institute Academy in Santa Rosa upcoming
date in March.

There were no commissioner updates.
8. ADJOURNMENT
The regular meeting of the Danville Planning Commission was adjourned at 7:26
p.m.
