Dear Mr. David Crompton, I am writing to formally voice my concerns regarding the development of 425 El Pintado Road. While I am committed to supporting responsible and balanced development, I believe that this project, in its current form, raises several significant concerns that must be addressed before proceeding. Traffic Congestion One of my primary concerns is the potential for increased traffic congestion and related safety risks. Although I understand the proposed construction is limited to “senior” housing, we cannot ignore that many of this demographic still work and drive regularly. El Pitado Road already experiences significant traffic, particularly during the morning hours, and the recent completion of the housing development at 375 W. El Pintado will further contributed to this issue. The addition of ninety-nine units proposed at 425 El Pintado will likely exacerbate congestion on El Cerro Road and El Pintado Road. This could result in longer commutes, increased delays, and a higher risk of traffic incidents. Safety Risks Increased traffic flow also poses a danger to pedestrians, cyclists, and children who regularly use the neighborhood's roads; especially along El Pintado Road and El Rio Road which lack sidewalks and other pedestrian safety features. Without proper infrastructure enhancements and traffic management solutions, the risk to public safety is likely to rise. I strongly urge that a comprehensive and objective traffic impact study be conducted, addressing the cumulative effect of both recent and proposed developments, along with strategies for mitigating these risks. Environmental Impacts The environmental implications of this project cannot be overlooked since drainage and street flooding has been an issue in the area. The main drainage culvert serving most the immediate area flows through the proposed construction site. The construction could lead to increased runoff and/or alteration to the area's drainage, potentially causing flooding or damage to surrounding areas. It is essential that thorough environmental impact assessments along with geotechnical studies be conducted to ensure that sustainable practices are integrated into the development plans. Measures should be taken to protect existing drainage and mitigate any adverse effects on the environment. A project of this magnitude warrants thorough consultation to ensure it aligns with the neighborhood’s vision and safety standards. Given the recent additions of high- density housing in the area and the unresolved or unknown challenges they have introduced, I urge the City of Danville to further review, modify, or reconsider this project. The developer's requested variances such as building height, parking stall size, and floor area ratio all aim to increase the density of this residential project. Consequently, detailed evaluation of the impact this will have on our limited infrastructure is essential. Although I understand Danville's need for more housing, I believe proceeding with this development without the necessary studies and further discussion is irresponsible. Thank you, Andrew Doan
