CALL TO ORDER The regular meeting of the Danville Design Review Board was called to order at 5:00 p.m., at the Town Offices, 500 La Gonda Way, Danville, CA Board Attendance: Mark Belotz Alt., Robert Combs, Afshan Hamid, Chris Trujillo, Kevin Wong Absent: Lou Palandrani Staff Attendance: David Crompton 2. CHANGES TO THE ORDER OF THE AGENDA - None 3. FOR THE GOOD OF THE TOWN - None 4. ITEMS FOR CONSIDERATION/ACTION 4.1 Consider approval of the Meeting Summary from the Design Review Board regular meeting of May 16, 2024 Board Member Combs made a motion to approve the meeting summary which was seconded by Commissioner Belotz. Motion carried 3-0-2-1 Board members Hamid and Trujillo Abstained 5. DESIGN REVIEW ITEMS 5.1 Design review for Development Plan request DEV24-0008 and a condominium map to allow for the development of a 99-unit age -restricted senior condominium development located at 425 El Pintado Road, known as Darby Plaza. The applicant is requesting a density bonus pursuant to State Density Bonus Law (Gov. Code Section 65915) and related development standard waivers and concessions (Project Planner: David Crompton). Design Review Board Meeting Summary May 16, 2024 Page 2 David Crompton, Chief of Planning, introduced the project and presented the staff report. Krank Goetz, Architect, presented the project and answered questions from Design Review Board Members. Members of the public asked questions and made comments. Decision: The Design Review Board continued the item and directed as follows. • Schedule a Design Review Board site visit to view the site from the perspective of the adjacent neighbors on El Rio. • Provide elevation and section drawings for the rear of the buildings as seen from the adjacent properties on El Rio. • Study reducing the height and mass of the rear buildings by relocating the fourth floor or providing a fourth -floor step back and patio feature similar to the front elevations. • Include a variety of colors and materials for the buildings. • Provide a color and material board. • DRB prefers the medium grey color option. Consider lighter colors on the higher portions of the buildings to reduce the appearance of mass. • Consider alternate materials and/or colors for the fourth -floor patio covers to reduce the appearance of mass.
