TO: Design Review Board Members October 26, 2023
SUBJECT: Review and approve revised landscape plans for previously approved
Development Plan request DEV23-0014. Revisions include an expanded flat
rear yard area requiring additional fill, multiple retaining walls, and the
inclusion of accessory structures on a single family parcel located within a
Town -identified Scenic Hillside area located at 2460 Tassajara Lane.
PROTECT DESCRIPTION
The project includes a Development Plan request (DEV23-0014) to review landscaping
for a single family residence with a previously approved Development Plan (DEV20-
0010).
This lot was created as part of subdivision MS 853-2021 which conditioned any
development on the lot to be reviewed by the Design Review Board. This lot is also
partially located with a Town -identified Scenic Hillside area which requires the approval
of a Development Plan.
Development Plan DEV20-0010 was reviewed and approved by the Design Review Board
on March 25, 2021, which allowed for the construction of a 4,618 +/- square foot residence
with a 419 square foot attached ADU and a 523 square foot garage.
EVALUATION
Landscape
The subject site plan appears to be consistent with the approved development plan and
the required items outlined for additional review:
• The project proposes to extend the flat pad toward the rear of the residence which
includes the addition of fill and terracing retaining walls. The terraced retaining
walls will comply with retaining wall standards which includes a maximum
height of six feet and spacing the walls at a distance equal to or greater than the
height of the tallest bordering retaining wall.
• All trees are a minimum of 15-gallon container sizes and the shrubs are of 5-gallons
and 1-gallon in size. Landscaping is proposed between the terraced retaining walls
and surrounding the flat portion of the site.
• The project proposes the addition of accessory structures including a pool, fire pit,
and the possibility of a future cabana.
RECOMMENDATION
Approve revised landscape plans for previously approved Development Plan request
DEV23-0014. Revisions included an expanded flat rear yard area requiring additional fill,
multiple retaining walls, and the inclusion of accessory structures on a single family
parcel located within a Town -identified Scenic Hillside area located at 2460 Tassajara
Lane.
