DESIGN REVIEW BOARD STAFF REPORT 5el TO: Design Review Board Members September 28, 2023 SUBJECT: Review and recommend approval for Development Plan request DEV23- 0013 to allow for an addition and the remodel of a single family residence that requires an exception to allow for a height of 34 feet, while the maximum allowable height is 28 feet. The property is located at 28 Sky Terrace which is partially located within a Town -identified Scenic Hillside area. PROTECT DESCRIPTION The project includes a Development Plan request (DEV23-0013) to allow for a residential addition and remodel which consists of 7,516 square feet of area to be added. The property is located at 28 Sky Terrace which has a portion of the property located within a Town -identified Scenic Hillside area. The remodel proposes to increase the maximum height of the residence to 34 feet which requires approval of an exception to allow for a height over 28 feet due to its location within Scenic Hillside area. EVALUATION Architecture • The development criteria for the lot is consistent with R-65 Single -Family Residential Zoning District. • The proposed addition includes 7,516 square feet to be added in multiples locations to the existing residence. • The second story addition to the southeast corner would extend the existing roofline and alter a portion of the residence located within the Scenic Hillside area by increasing the height to 34 feet. A height of 34 feet is allowed within this zoning district, however, any height above 28 feet within the Scenic Hillside area requires an exception to be approved by the Planning Commission. • The proposed body and trim color are a light taupe with dark charcoal roofing. The architectural style is modern with Mediterranean-esq features that are similar to other projects the Design Review Board has approved of in the past. RECOMMENDATION Recommend approval for Development Plan request DEV23-0013 to allow for an addition and the remodel of a single family residence that requires an exception to allow for a height of 34 feet, while the maximum allowable height is 28 feet.
