HomeMy WebLinkAboutASRDRB20230824 5.1DESIGN REVIEW BOARD STAFF REPORT 5el TO: Design Review Board Members August 24, 2023 SUBJECT: Review and approve the architecture, site plan, landscape design, and colors and materials for Development Plan request DEV23-0005 for a five - unit motor court located at 144 El Dorado Avenue. PROTECT DESCRIPTION/BACKGROUND These five lots were created as part of Major Subdivision SD 9631 approved by the Planning Commission on February 28, 2023. This application proposes a five -unit "motor court" development. As proposed, there would be two detached single-family residences along El Dorado Avenue, and three attached single-family residences to the rear of the lot. This would be the fifth development of this design along the east side of El Dorado Avenue. The proposed units' range in size from 1,729 square feet to 1,835 square feet, and each includes a two -car garage. EVALUATION • Staff has worked with the applicant on this project and are comfortable with the proposed architecture at this time. Staff recommends review of the colors and materials and consideration to reduce the number of colors and materials. Architecture • The development criteria for the lots are consistent with P-1 Planned Unit District Zoning criteria. • The development proposed includes two detached single-family residences along El Dorado and three attached single-family residences towards the rear. • Five colors and materials schemes are provided for the Craftsman style residences. The colors are similar to colors the Design Review Board has approved of in the past. Staff recommends the reduction in the number of colors and materials. Each unit has a unique but cohesive front elevation treatment. Unit one and two have the same floor plan with unit two being a mirrored layout. The three attached units in the rear have the same floor plan with unit three having a mirrored layout. Landscape All trees are a minimum of 15-gallon container sizes and the shrubs are a minimum of 1-gallon in size. • The final design of the landscape treatment, path design, and location is somewhat consistent with the design of other approved landscape treatments in the area. RECOMMENDATION Review and approve the architecture, site plan, and landscape design for Development Plan request DEV23-0005 for five -unit motor court located at 144 El Dorado Avenue.
