Meeting Date: May 16, 2023 Agenda Item: 8.1 Project Name: PUD23-0001 -1065 and 1069 Westridge Ave Rezoning Case File Number: PUD23-0001 Town Council: I own the property adjacent to 1065 Westridge Avenue. I reviewed the application related to this project. I do not support the request. The downstream consequences of rezoning will certainly add to the access, traffic, and drainage problems that already negatively impact my property and my neighbohood. I ask the Council to consider: 1. Leggs and Sniders bought their properties fully aware of the A-2 General Agriculture zoning. They are choosing not to use those properties as permitted. What is compelling the Town to take this action now? 2. Approval of this application allows the owners to subdivide and build additional units. What considerations will the Council note ahead of future applications? Ponderosa/Red Hawk development already negatively impacted traffic patterns, added traffic and pedestrian risk at semi- controlled intersections (Westridge/Midland and Ocho Rios/Midland), and compounded water and drainage issues that have cost residents and the Town significantly. 3. Further subdivision on these properties would tax the narrow easement between 1063 Westridge Ave and 1071 Westridge Ave and overall Westridge Avenue traffic. It would no doubt impact water drainage which is still a recurring annual problem. Although not the primary focus of today’s vote, these are the obvious challenges ahead.
