1. CALL TO ORDER
The regular meeting of the Danville Planning Commission was called to order by
Chair Radich at 5:00 p.m. in the Town Meeting Hall, 201 Front Street, Danville,
CA.
Present: Archie Bowles, Commissioner
Robert Combs, Commissioner
Mary Grace Houlihan, Commissioner
Ken Mintz, Commissioner
Lou Palandrani, Commissioner
Chris Trujillo, Chair
Mark Graham, Vice Chair
Paul Radich, Chair
2. CHANGES TO THE ORDER OF THE AGENDA
There were no changes to the order of the agenda.

There were no public comments.
4. CONSENT ITEMS
4.1 Consider approval of the Summary of Actions from the January 24, 2023,
Planning Commission regular meeting.

FROM THE JANUARY 24, 2023, PLANNING COMMISSION REGULAR
MEETING
MOTION CARRIED 7-0-0-0;
5. PUBLIC HEARINGS
5.1 Consider approval of Resolution No. 2023-02, approving Major Subdivision
– Tentative Map application (SD 9631) to subdivide an existing 15,000 square
foot parcel into five single-family lots and Tree Removal request (TR23-0012)
to remove one Town-protected tree. The site is located at 144 El Dorado
Avenue.
Commissioner Bowles recused himself from this item due to the proximity
of his home to the subject site and departed the meeting room.
Associate Planner Riley Anderson-Barrett presented the staff report.
Chair Radich opened the item to the Commission for questions.
Ms. Anderson-Barrett and Chief of Planning, David Crompton answered the
Commissioner’s questions.
Mason Wodhams, architect and applicant presented information on the
proposed Major Subdivision and answered commissioner’s questions.
Chair Radich opened the item to public comments.
There were no public comments.
Commissioner Mintz participated in the vote as the Commission Alternate.

MAINTAINED FOR USE OF PARKING

6. REPORTS AND COMMUNICATIONS
6.1 Commissioner and Staff Reports
Mr. Crompton gave an update on the status of the Housing Element.
Commissioner Bowles asked for clarification on the number of SB 9 urban
lot splits and where the majority are located. Mr. Crompton addressed the
question.
7. ADJOURNMENT
The special meeting of the Danville Planning Commission was adjourned at 5:23
p.m.
