HomeMy WebLinkAboutASRDRB20230126 5.2 DESIGN REVIEW BOARD STAFF REPORT 5.2 TO: Design Review Board Members January 26, 2023 SUBJECT: Review and approve Master Sign Program request SR22-0021 establishing a Master Sign Program for the Hacienda Plaza located at 115 Railroad Avenue. PROJECT DESCRIPTION This request is for a Master Sign Program (MSP) for the shopping center located at 115 Railroad Avenue known as the Hacienda Plaza. The owner of 115 Railroad Ave submitted for a Development Plan request DEV22-0010 allowing for exterior modifications, colors, and materials for the subject property which was reviewed and approved by the Design Review Board on July 14, 2022. The owner is now submitting for a Master Sign Program to compliment the property’s modifications. EVALUATION • The MSP includes five hanging signs, one blade sign, one tenant wall sign, and one shopping center identification wall sign located on the exterior of the building. The Town’s Sign Control Ordinance allows two signs per tenant, if the two signs have different visual orientations. • Blade signs, hanging signs, and individual tenant wall signs would have no internal illumination and would have off-white acrylic letters with a satin finish on a khaki-colored aluminum backer, surrounded by a dark brown aluminum frame. Hanging tenant signs are proposed to be placed under the eave fronting Railroad Ave. Text on the hanging and tenant wall signs would have a maximum height of seven inches, and text on the blade sign would have a rotated orientation and a maximum width of 8 3 8 inches. • The shopping center identification wall sign would have no internal illumination. Text would be dark brown acrylic letters with a satin finish. Text is proposed to be a maximum of 10 inches in height with a minimum thickness of ½ inch. • No internal illumination or additional lighting is proposed. 115 Railroad Ave – Master Sign Program 2 January 26, 2023 • The Town’s Sign Control Ordinance states that hanging single signs must have a minimum clearance of seven feet. The proposed hanging signs have a minimum clearance of 7’5” above the pedestrian walkway. RECOMMENDATION Review and recommend approval of Master Sign Program request SR22-0021 for the commercial building located at 115 Railroad Avenue.
