Re: Downtown Master Plan Update
Dear David:
Unfortunately, not able to make it to the Danville Town Council Meeting today, Tuesday, August 16, 2022, at
5:00 p.m. but want to make sure that the Danville Patio Apartments is on record that parking and drainage on
Laurel Drive needs to be reviewed and resolved.
Storm Drain — Intersection of Hartz Way & Front Street
The nearest storm drain is in the intersection of Hartz Way & Front Street which is inadequate for the area
already and as more properties are redeveloped to add units the more water runoff that will overwhelm this
storm drain even faster. This storm drain can handle the smaller storms if the leaf debris is cleared daily and
multiple times during the rain event but as soon as the rain becomes a moderate rainstorm Laurel Drive (mostly
west side of the street) floods. This past fall 2021 / winter 2022 there were multiple times that the water was
over the sidewalk due to the storm drain could not handle the amount of water flowing into it. The storm drain
was not blocked by debris as our maintenance person cleared it regularly to keep our complex from flooding.
Laurel Drive Parking
Employee Permit Parking on Hartz Way is full intermittently and area beneath freeway on Laurel Drive is rarely
used by downtown employees. However, street parking in front of 40 Laurel Drive is rarely available to our
tenants and over the years it has been a challenge but for the past year parking has been much tougher to find
street parking and this has caused us to lose tenants due to lack of parking for their family & guests.
Sycamore Place, 35 Laurel Drive — although there is parking located in the rear of their building there are several
residents and guests that do not use their parking spaces located in their parking lot as they prefer to park closer
to their units on the Laurel Drive side of the complex. We were assured that Sycamore Place Tenants and their
guests would not be allowed to park on Laurel Drive during the Public Hearings for this project. David — you
know we have been complaining about this issue for years and to our knowledge this has not been addressed.

If there is anything the Town of Danville can do to resolve the above drainage issues it would be greatly
appreciated. We understand that leaf debris from the trees located directly in front of our complex is our
responsibility, but we are clearing all the way into the intersection which is not our responsibility. We are willing
to meet whoever can help resolve these problems so that they can hear firsthand reports. Yes, we have sent
reports through your website, but the response was simply not the Town's problem which obviously there is a
lack of understanding as to where this problem started and how is has progressed to a much bigger problem
related to multiple single family home parcels on Laurel Drive have been turned into multi -unit parcels.
