TO: Design Review Board Members July 14, 2022
SUBJECT: Study Session to review and provide direction regarding the general
architectural style and site design for this seven lot single family residences
to be constructed as part of Subdivision 9264. The subdivision is located at
2449 & 2451 Tassajara Lane
PROJECT DESCRIPTION/BACKGROUND
On February 3, 2022, the Town received an application from Collaborative Design
Architects for a seven-lot single-family residential project located a 2449 & 2541 Tassajara
Lane (a private street).
The proposed grading and design of the homes is to minimize grading. The design for
lots 1 and 7, closest to Tassajara Lane, are flat pads. As the private street extends within
the hillside, lots 2, 4 and 5 are side-split pads and lots 3 and 6 are front-to-rear split pads,
situating the homes closest to the private street. The site is not visible from Camino
Tassajara.
The architecture consists of 5 models with seven architectural elevations, colors, and
materials.
Each model has an attached ADU that varies in size from 745 square feet to 1,000 square
feet.
Sample material boards are located outside by the Commission Box.
EVALUATION
The subject site is zoned P-1; Planned Unit Development with R-40 standards. The siting
of the proposed residences meets all required development standards for this district,
including lot size, setback, and height.

RECOMMENDATION
Review and provide direction regarding the general architectural style and site design
for this seven lot single family residences to be constructed as part of Subdivision 9264.
The subdivision is located at 2449 & 2451 Tassajara Lane.
