DESIGN REVIEW BOARD STAFF REPORT 5.1
TO: Design Review Board Members May 26, 2022
SUBJECT: Review and recommend approval of the architecture, color and material
board, and landscape design for Development Plan request DEV22-0006 to
allow the construction of a 4,615 square foot single family residence with
an attached 498 square foot garage. The property is located within a Town-
identified Scenic Hillside area at 2470 Tassajara Lane.
PROJECT DESCRIPTION
The project includes a Development Plan request (DEV22-0006) to review architectural
elevations, material colors, and landscaping for the new 4,615 square foot single family
residence with an attached 498 square foot garage. Scenic Hillside Development Plans
require review by the Design Review Board (DRB).
The subject lot was created as part of a Minor Subdivision (MS 853-2021) which was
approved by the Planning Commission on August 10, 2021. Conditions of approval of
the subdivision requires that the development of this lot be reviewed and approved by
the Design Review Board under a separate Development Plan application.
EVALUATION
Architecture
• The development criteria for the lots are consistent with R-40; Single-Family
Residential Zoning District.
• The proposed elevations demonstrate the appearance of a one-story residence
from the Tassajara Lane entrance perspective and a two-story elevation from the
rear perspective.
• The project proposes a light cool-toned beige stucco for the body, a medium cool-
toned beige for the trim, and black windows.

• No interior street lighting is proposed to be installed and the proposed
driveway/entry lighting for the individual properties provide a pleasant accent to
the front of the residences.
• All ducts, meters, air conditioning and/or any other mechanical equipment
whether on the structure or on the ground shall appear to be effectively screened
from view with landscaping or materials architecturally compatible with the main
structures.
• The street number shall be posted to be easily seen from the street at all times, day
and night.
Landscape
• All trees are a minimum of 15-gallon or 24” box container sizes and the shrubs are
a minimum of 1-gallons in size.
• The Town is satisfied with the proposed landscape plan. The landscape treatment
is somewhat consistent with the design of other approved landscape treatments in
the area.
RECOMMENDATION
Approve the architecture, color and material board, and landscape design for
Development Plan request DEV22-0006 to allow the construction of a 4,615 square foot
single family residence with an attached 498 square foot garage. The property is located
within a Town-identified Scenic Hillside area at 2470 Tassajara Lane.
