HomeMy WebLinkAboutASRDRB20220324 5.1DESIGN REVIEW BOARD STAFF REPORT 5.1 TO: Design Review Board Members March 24, 2022 SUBJECT: Review and recommend approval of Development Plan request DEV22- 0002 allowing for the construction of a new 7,587 square foot two-story single-family residence located at 24 Noble Oaks Lane. PROJECT BACKGROUND AND DESCRIPTION The subject lot was created as part of a Minor Subdivision (MS 851-2020 which was approved by the Planning Commission on November 10, 2020). Conditions of approval of the subdivision requires that the development of each lot is subject to the Town’s approval under a separate Development Plan application. The project includes a request for approval of architectural elevations, landscape plans, and material and colors for the development of a new 7,587 square foot single-family residence with a 690 square foot detached accessory dwelling unit. EVALUATION Architecture •The proposed development is consistent with the Town’s R-40 Single-Family Residential Zoning District in which the lot is located, including setbacks and height. •The residence is proposed to be 7,587 square feet including one attached 2,248 square foot six car garage with additional storage area. There is also a proposed 690 square foot detached ADU. •The architectural style is modern with Mediterranean-esq features and colors and materials that are similar to others the Design Review Board has approved of in the past. •The body color is proposed to be an off-white stucco and stone. The trim is medium and dark grey with black decorative metal accents and red-toned taupe roofing. 24 Noble Oaks Lane – Development Plan 2 March 24, 2022 Landscape •Trees to be planted are 15-gallon, 24” containers, and 36” containers in size and the shrubs are one and 5-gallon in size. •The site includes a bio-retention area. •The Town is satisfied with the proposed landscape plan. The landscape treatment is somewhat consistent with the design of other approved landscape treatments in the area. RECOMMENDATION Review and recommend approval of Development Plan request DEV22-0002 allowing for the construction of a new 7,587 square foot two-story single-family residence located at 24 Noble Oaks Lane.
