HomeMy WebLinkAboutASRDRB20220210 5.2 DESIGN REVIEW BOARD STAFF REPORT 5.2 TO: Design Review Board Members February 10, 2022 SUBJECT: Review and approve the architectural design, landscape plans, and the color and material board for Development Plan request DEV22-0001 to allow for a new single-family residence located at 64 Noble Oaks Drive. PROJECT BACKGROUND AND DESCRIPTION The subject lot was created as part of a Minor Subdivision (MS 851-2020 which was approved by the Planning Commission on November 10, 2020. Conditions of approval of the subdivision requires that residences for the individual lots are subject to the Town’s approval of a Development Plan application. The project includes a request for approval of architectural elevations, landscape plans, and material and colors for the development of a new 12,697 square foot single-family residence with a 1,884 square foot attached accessory dwelling unit. EVALUATION Architecture • The proposed development criteria is consistent with R-40 Single-Family Residential Zoning District in which the lot is located, including setbacks and height. • The residence is proposed to be 12,697 square feet with three attached garages at 587 square feet, 880 square feet, and 2,345 square feet. There is also a proposed 1,884 square foot attached ADU with a 504 square foot garage, and a 400 square foot detached pool house. • The architectural style is Mediterranean-esq with colors and materials that are similar to others the Design Review Board has approved of in the past. • The body is proposed to be light grey stucco and white stone. The trim is light beige and black with black decorative metal accents and red-toned taupe roofing. 64 Noble Oaks Drive – Development Plan 2 February 10, 2022 Landscape •Trees to be planted are 15-gallon and 24” containers in size and the shrubs are one and 5-gallon in size. Vines and tall fescue groundcover are proposed. •The site includes a bio-retention area. •The Town is satisfied with the proposed landscape plan. The landscape treatment is somewhat consistent with the design of other approved landscape treatments in the area. RECOMMENDATION Approve the architectural design, landscaping, and the color and material board for Development Plan request DEV22-0001 to allow for a new single-family residence located at 64 Noble Oaks Drive.
