Danville Planning Commission – Special Meeting
Summary of Actions
February 23, 2021
1. CALL TO ORDER
The special meeting of the Danville Planning Commission was called to order by
Chair Graham at 5:00 p.m. The meeting was conducted by teleconference only.
1.1 Roll Call
Administrative Assistant Joan Snashall conducted the roll call for
attendance:
Present: Archie Bowles, Commissioner
Robert Combs, Commissioner
Bob Ficken, Alt. Commissioner
Mary Grace Houlihan, Commissioner
Lou Palandrani, Commissioner

Chris Trujillo, Vice Chair

1.2 Announcements
Administrative Assistant Joan Snashall provided information regarding the
format of the meeting and instructions for public comment.
2. CHANGES TO THE ORDER OF THE AGENDA
There were no changes to the order of the agenda.
3. “FOR THE GOOD OF THE TOWN” – To address the Planning Commission about a subject
which is not listed on the agenda, click on the "Raise Your Hand" option in Zoom. Your name will be
announced and you will have up to three (3) minutes to share your comments.
There were no public comments.

4. ITEMS FOR CONSIDERATION/ACTION
4.1 Consider approval of the Summary of Actions from the February 9, 2021,
2020, special Planning Commission meeting.
MOTION BY COMMISSIONER COMBS, SECOND BY COMMISSIONER
RADICH TO APPROVE THE SUMMARY OF ACTIONS FROM THE
FEBRUARY 9, 2021 SPECIAL PLANNING COMMISSION MEETING
MOTION CARRIED 7-0
5. PUBLIC HEARING
5.1 Consider approval of Resolution No. 2021-01, denying an appeal and
upholding the Town’s approval of Land Use Permit request LUP20-0067
allowing a lot line adjustment that would result in the further reduction of
a legal non-conforming lot size from 63,880 square feet to 44,037 square feet.
The two effected lots are located at 16 and 20 Macomber Road.
Fred Korbmacher, Development Services Coordinator, presented the staff
report.
Mike Bellig, 16 & 20 Macomber Road, provided additional details of the
proposed lot line adjustment.
Randy Ritter, Montair Homeowners Association, provided information on
why the lot line adjustment was appealed.
Del Chandler, Montair Homeowners Association, provided information
about the Homeowners Associations Covenants, Conditions and
Restrictions (CC&Rs) and Bylaws.
Chair Graham opened the item to public comment.
The following individuals spoke in opposition of the lot line adjustment.

Chair Graham closed the item to public comment.
David Crompton, Chief of Planning, addressed questions from the
Commission.
MOTION BY COMMISSIONER HOULIHAN, NO SECOND, TO
APPROVE THE ALTERNATE LOT LINE ADJUSTMENT PLACING THE
PROPERTY LINE AT THE BOTTOM OF THE SLOPE AREA AND
MAINTAINING THE REQUIRED MINIMUM 20 FOOT SIDE YARD
SETBACK.
MOTION DIED DUE TO LACK OF A SECOND
MOTION BY VICE CHAIR TRUJILLO, SECOND BY COMMISSIONER
COMBS TO CONTINUE ITEM 5.1 TO A FUTURE PLANNING
COMMISSION MEETING IN HOPES THAT BOTH PARTIES CAN COME
TO SOME TYPE OF AGREEMENT. IF NO AGREEMENT IS MADE, THE
ITEM IS TO COME BACK BEFORE THE PLANNING COMMISSION AS
ORIGINALLY PRESENTED.
MOTION CARRIED 7-0
6. REPORTS AND COMMUNICATIONS
6.1 Commissioner Reports
Chief of Planning David Crompton advised the Commission that
Administrative Assistant, Joan Snashall will be leaving the Town of
Danville Planning Commission – Special Meeting

Danville and provided information on the upcoming Planning
Commissioners Academy on March 25, 26, 31 & April 1.
7. ADJOURNMENT
The special meeting of the Danville Planning Commission was adjourned at 6:28
p.m.
