. Is there a financial impact related to county and state property tax assessment upon the construction of an ADU on
your primary residence? If so what are they? Explain?
2. Does the construction of an ADU trigger a reassessed value of the primary residence?
3. Is there a requirement that an ADU if detached and constructed in the front yard of the residence have a separate
address?
4. Is it required that an ADU has a separate EBMUD water meter from the residence? Attached? Detached?
5. Is it required that an ADU has a separate PG&E meter from the residence? Attached? Detached?
6. What are the utility cost impacts if an ADU is required to be individually metered? EBMUD?, PG&E?
7. Is there any financial impact distinction or difference related to utility and property tax consequences between a
detached or attached ADU?
8. Are there any distinctive differences or cost impacts if the ADU is located in the front or backyard of the primary
residence?
9. Is an ADU issued a separate Assessor Parcel Number (APN)?
10.Can a garage be included in the ADU. Are there any cost impacts relative to property taxes and utilities by the
addition of a garage?
