The Planning Commission approved Development Plan DEV19-0008 on July 23, 2019 allowing a complete remodel of the 14,182 square foot shopping center. A condition of that approval requires that the Master Sign Program return to the Design Review Board for review and approval. EVALUATION • The MRP includes a wall sign and a blade sign for most tenant spaces. The Town’s Sign Control Ordinance allows two signs per tenant, if the two signs have different visual orientation. • Four signs are proposed for Hazy BBQ at the corner of Hartz and Linda Mesa. This would result in two signs in the same visual orientation (for both south view and the east view), although from both orientations the blade sign would be set far deeper than the wall signs. DRB should consider whether the number of signs is excessive. • The blade signs are proposed to be 10’ x 2’ (20 square feet) in size. The Town’s Sign Ordinance limits projecting signs to five square feet. While five square feet is clearly too small for the project design, DRB should consider whether 20 square feet is in keeping with the scale of the architecture. • Sign height above the ground is limited to 15 feet, while the proposed blade signs would have a height of 23’ x 6”. • All signs feature indirect illumination, consist with Town requirements for DBD Area 1. 200 Hartz Avenue 2 October 15, 2020 RECOMMENDATION Approval of Master Sign Program request SR20-0008 for the commercial building located at 200 Hartz Avenue.
