1. CALL TO ORDER
The special meeting of the Danville Planning Commission was called to order by
Chair Combs at 5:00 p.m. The meeting was conducted by teleconference only.
1.1 Roll Call
Administrative Assistant Joan Snashall conducted the roll call for
attendance:
Present: Robert Combs, Chair
Mark Graham, Vice Chair
Archie Bowles, Commissioner
David Havlik, Alt. Commissioner
Chris Trujillo, Commissioner
Andrew Verriere, Commissioner
Absent: Paul Radich, Commissioner
1.2 Announcements
Administrative Assistant Joan Snashall provided information regarding the
format of the meeting and instructions for public comment.
2. CHANGES TO THE ORDER OF THE AGENDA
There were no changes to the order of the agenda.
3. “FOR THE GOOD OF THE TOWN” – Citizens who would like to address the Commission about
a planning-related subject that is not listed on the agenda, have two options: (1) email the City Clerk prior
to 4:00 p.m. on the day of the meeting; or (2) use the zoom chat feature during the meeting. The 3-minute
time limit applies in both cases.
There were no public comments received.

4. ITEMS FOR CONSIDERATION/ACTION
4.1 Consider approval of the Summary of Actions from the May 26, 2020,
special Planning Commission meeting

TRUJILLO, TO APPROVE THE SUMMARY OF ACTIONS FROM THE
MAY 26, 2020 SPECIAL PLANNING COMMISSION MEETING
MOTION CARRIED 6-0-0-1; COMMISSIONER RADICH ABSENT
5. PUBLIC HEARINGS
5.1 Consider approval of Resolution No. 2020-05, approving Vesting Tentative
Parcel Map (SUB20-0001) for Condominium Purposes, allowing the
commercial tenant spaces to be sold separately. The site is located at 321
Hartz Avenue (Project Planner: David Crompton).
David Crompton, Chief of Planning, presented the staff report.
Robert Hefty, Cobalt Investment Partners, addressed Commissioners
questions.
Administrative Assistant Joan Snashall advised the Commission that there
were no public comments received in advance of the meeting and there
were no chat comments.
MOTION BY VICE CHAIR GRAHAM, SECOND BY COMMISSIONER
HAVLIK, TO ADOPT RESOLUTION NO. 2020-05, APPROVING
VESTING TENTATIVE PARCEL MAP (SUB20-0001) FOR
CONDOMINIUM PURPOSES, ALLOWING THE COMMERCIAL
TENANT SPACES TO BE SOLD SEPARATELY AT THE SITE LOCATED
AT 321 HARTZ AVE
MOTION CARRIED 6-0-0-1; COMMISSIONER RADICH ABSENT

5.2 Consider approval of Resolution No. 2020-06, approving Development Plan
request (DEV20-0008) allowing for the remodel of a commercial building to
accommodate a Taco Bell Cantina restaurant. An exception to the Town’s
Sign Control Ordinance is being requested to allow for three wall signs, while
only two are allowed under the Ordinance. The site is located at 444 Front
Street (Project Planner: David Crompton).
David Crompton, Chief of Planning, presented the staff report.
The item was open for public comment and the following individuals
submitted email comments that were read into the record by
Administrative Assistant, Joan Snashall:
Judy Weil expressed concerns with the hours of operation.
Jean Price expressed concerns with the design and detail of the entry façade.
The following individual submitted chat comments that were read into the
record by Chief of Planning, David Crompton.
Joe, expressed concerns with traffic the drive-through may cause on Front
Street.
MOTION BY VICE CHAIR GRAHAM, SECOND BY COMMISSIONER
TRUJILLO, TO ADOPT RESOLUTION NO. 2020-06, APPROVING
DEVELOPMENT PLAN REQUEST (DEV20-0008) ALLOWING FOR THE
REMODEL OF A COMMERCIAL BUILDING TO ACCOMMODATE A
TACO BELL CANTINA RESTAURANT. AN EXCEPTION TO THE TOWN’S
SIGN CONTROL ORDINANCE IS BEING REQUESTED TO ALLOW FOR
THREE WALL SIGNS, WHILE ONLY TWO ARE ALLOWED UNDER THE
ORDINANCE AT THE SITE LOCATED AT 444 FRONT STREET
MOTION CARRIED 6-0-0-1; COMMISSIONER RADICH ABSENT
