DESIGN REVIEW BOARD STAFF REPORT 5.1 TO: Design Review Board Members July 16, 2020 SUBJECT: Development Plan request DEV20-0008 allowing the remodel of the commercial building located at 444 Front Street, including updated landscaping and signage. PROJECT DESCRIPTION/BACKGROUND This Development Plan would allow the existing Burger King restaurant to be remodeled to provide for the occupancy of the building by a Taco Bell Cantina restaurant. The request includes a complete exterior remodel of the building and updated landscaping and signage. EVALUATION • Staff asked the applicant to add wall-mounted and braced trellises on the south (left) elevation to break-up the flat wall. While the metal roofs and rustic wood trellises may not work well together, consider wrapping the trellis element on the three elevations instead of the metal roof. The rustic wood trellis would be similar to the trellises on Cocina Hermanas restaurant on Hartz Avenue which was very well received. • Consider an off-white tan color for the building. • The applicant proposes three wall signs and refacing the existing monument sign. The Town’s Sign Control Ordinance allows a maximum of two wall signs. Consider eliminating one of the two side elevation wall signs. RECOMMENDATION Recommend the Planning Commission approve Development Plan request DEV20-0008 allowing the remodel of the commercial building located at 444 Front Street, including updated landscaping and signage.
