HomeMy WebLinkAboutASRDRB20200625 5.1 DESIGN REVIEW BOARD STAFF REPORT 5.1 TO: Design Review Board Members June 25, 2020 SUBJECT: Review and provide comments on the proposed 640 square-foot studio and an 840 square-foot one-bedroom, one-bathroom Accessory Dwelling Unit (ADU) floor plan, each with three architectural styles alternatives (Craftsman, Mediterranean, and Contemporary) BACKGROUND The Town is in the process of developing a collection of pre-approved detached ADU building plans for the Permit-Ready Garden Cottage Program. At the May 29, 2020 Design Review Board (DRB) meeting, the DRB reviewed a 1,000 square-foot two- bedroom, two-bathroom ADU design by Francis Garcia. At this meeting, the DRB is reviewing the last two ADU Units that will be part of the program. Both units are designed by William Wood Architects. The first unit is a 640 square-foot studio, and the second unit is a 840 square-foot one-bedroom, one-bathroom design. EVALUATION This staff report provides an overview of the 35% plans for the studio and the one- bedroom, one-bathroom developed by William Wood Architects: • This unit would be constructed using conventional framing to minimize cost. • The floor plan provides three alternate exterior elevations that are either prevalent or compatible with existing architecture in the community: Craftsman, Mediterranean, and Contemporary. The property owner would be able to choose a style which is compatible with their primary residence. • The notes on the plans include generic material call-outs. Again, this is intended to provide a variety of materials enabling the property owner flexibility to choose materials that are compatible with the primary residence. • The Town’s most recent Accessory Dwelling Unit Ordinance requires that ADUs have setbacks that are less than the minimum setbacks required for the primary residence, and windows that face adjacent property lines have a minimum height of six feet from the floor to minimize privacy impacts. The Town recommends that the DRB consider a five foot window height minimum for side and rear elevation for similar situations in order to enhance architecture and light into the ADU.
