CALL TO ORDER The regular meeting of the Danville Design Review Board was called to order at 5:30 p.m., at the Town Offices, 510 La Gonda Way, Danville, CA Board Attendance: Mark Belotz, Robert Combs, Afshan Hamid, Lou Palandrani, Chris Trujillo, Kevin Wong Absent: None Staff Attendance: Betty Availa, David Crompton, Kevin Gailey, Tai Williams, Guillermo Santolaya, Stacey Gill 2. PUBLIC COMMENTS – None 3. CHANGES TO THE ORDER OF THE AGENDA - None 4. ACTION ITEMS 4.1 Consider approval of the February 13, 2020 Meeting Notes – Approved 5. DESIGN REVIEW ITEMS 5.1 Permit-Ready Granny Unit Program Consultant Proposal Review (Project Planner: G. Santolaya). Decision: DRB recommended that staff interview all four firms who submitted proposals. 5.2 JACK & SYLVIA DUDUM (Owners) WILLIAM WOOD ARCHITECTS (Applicant) DEV19-0011: Final Building Permit review for a previously approved Development Plan application allowing a 2,506 square foot second- story addition, a façade remodel, and the creation of a public plaza area for the Clock Tower Building located at 301 Hartz Avenue (Project Planner: David Crompton). CONTINUED TO MARCH 12, 2020 MEETING 2 5.3 GLEN ARMS ESTATES, INC. (Owner) AA SIGN IMAGE (Applicant) DEV19- 0023 and SR20-0002: Design review request to allow façade modifications to an existing ARCO gas station that will be converted to a Mobil gas station including the installation of new signs, a new canopy fascia, and the re-facing of the existing gas dispensers. The site is located at 1 Boone Court (Project Planner: Betty Avila). Decision: DRB reviewed and recommended approval to allow façade modifications including the installation of new signs, a new canopy fascia, and the re-facing of the existing gas dispensers, with the following recommendations: • Add a Condition of Approval for ground cover landscaping to be reviewed and approved by staff adjacent to the ground mounted price sign for the proposed project. The landscaping shall be drought tolerant. • The canopy illumination shall be reviewed and approved by staff prior to Final. • The Synergy wave elements were not approved due to Synergy not being part of the DBA name for Mobil. Staff did not approve of the excessive signage that did not serve a functional purpose and do not comply with the Town of Danville’s Sign Ordinance. Municipal code section 32-98.14 Sign standards indicates that no more than one sign may be located on the same elevation as long as the primary visual orientation is different. 5.4 TRUMARK HOMES (Applicant and Owner) PUD18-01, SUB18-01, DEV18-09, and TR18-26: Design review request for review of final architectural, site plan, and landscape plans associated with the previously approved 18-lot subdivision (“The Collection”) requested by Trumark Homes (dba TH Danville Investors) on the 5.05 acre site previously identified as the Tassajara Nursery property located at 2550 Camino Tassajara (Project Planner: Kevin Gailey). Decision: DRB reviewed and recommended of the final architectural, site plan, and landscape plans associated with the previously approved 18-lot subdivision (“The Collection”) requested by Trumark Homes (dba TH Danville Investors) on the 5.05 acre site previously identified as the Tassajara Nursery property located at 2550 Camino Tassajara. 6.
