The California Department of Housing and Community Development (HCD) states that these granny units add “much-needed housing in California… ADUs are an affordable type of home to construct in California because they do not require paying for land, major new infrastructure, structured parking, or elevators.” HCD goes on to identify additional benefits of ADUs: • ADUs can provide a source of income for homeowners. • ADUs are built with cost-effective wood frame construction. • ADUs allow extended families to be near one another while maintaining privacy. • ADUs can provide as much living space as many newly-built apartments. • ADUs give homeowners flexibility to share independent living areas with family members and others, allowing seniors to age in place as they require more care. Barry & Wynn Architects is an award-winning architectural design studio in Danville with extensive residential design experience throughout the East Bay, and in Danville in particular. Our portfolio (attached) includes many examples of granny unit designs, including work currently on the boards. The housing needs identified by HCD above, and recognized by the Town of Danville with this RFP/Q, are relevant to our own staff. The housing shortage, and expense of new construction, affects our staff and families just as it affects our community as a whole. And so we are very eager and motivated to participate in this worthwhile granny unit design project. In the following portfolio, we present a collection of plans, renderings, and photographs illustrating our granny unit and accessory structure design experience. A consistent theme in our work is a charming, modest and appropriate scale, consistent with the Town’s motto, “Small town atmosphere, outstanding quality of life.” We are grateful for the opportunity and your consideration on this important project. For the anticipated Scope of Work, we are informed by the “Project Description” and “Scope of Work” found in the Request for Proposal. Based on the RFP/Q, and our experience with granny unit design, we anticipate the following rough outline of a likely Work Plan: Kick-Off Meeting, Coordinate with Staff We will meet with Town of Danville Staff prior to start of design, to refine the scope of work and establish the Basis of Design. Conceptual Design We will prepare conceptual design alternatives in floor plan, and concept exterior elevation sketches and/or rendering(s) with proposed materials, for review by Staff. Subconsultants will prepare the following: * REVIEW – 35% PLANS TO DESIGN REVIEW * Upon approval by Staff, we will submit the appropriate drawings and information for approval by the Design Review Board. Construction Drawings Upon approval by the Design Review Board, we will commence preparation of all final construction drawings, details, specifications and calculations for permit. Architectural construction drawings will include (but are not limited to) cover sheet, site plan, project data, Code analysis, roof plan, building sections, exterior elevations, door and window schedules, and typical details. Subconsultants will prepare preliminary construction drawings, including the following: • Structural Engineer – Framing and foundation conceptual layout. Draft specifications and calculations. • Title 24 Energy Consultant – Draft energy compliance calculations. * REVIEW – 65% PLANS SUBMITTAL * Submit a 65% complete package of construction drawings and details to Town of Danville Staff for review. Meet with Staff to review the plans. * REVIEW – 90% PLANS SUBMITTAL * Submit a 90% complete construction drawing package to Town of Danville Staff for review. Include marketing collateral (rendered elevation and floor plan). * REVIEW – 100% SUBMITTAL * Submit a 100% complete construction drawing package of drawings, details, and calculations. * REVIEW – PLAN CHECK REVISIONS * Respond to plan check and revise plans as necessary for final permit approval. Our intent is for the Work Plan described above to be completed within the Preliminary Project Schedule as identified in the RFP/Q as follows: Cost and Time Breakdown Our cost proposal is sealed in the envelope attached to this proposal. Plan check Project Manager – 2 hours Job Captain – 4 hours Barry & Wynn Project Team: Project Manager – Steven Wynn, AIA, CFO Mr. Wynn is the authorized representative of Barry and Wynn Architects to negotiate all aspects of the contract for the Town of Danville Permit-Ready Granny Unit Program. As a Principal of the firm, Mr. Wynn is responsible for project design, the production of construction documents, cost estimating, specifications and scheduling. He is a Registered Architect, member of the American Institute of Architects, and a LEED Accredited Professional. He has extensive construction, design, and project management experience, including civic projects for public agencies. He was Project Manager for the recent Martinez Public Library Renovation and Addition project, which included a total roof replacement. He continues to spear-head ongoing municipal improvement projects for the City of Livermore. Mr. Wynn is a recognized Historical Architect pursuant to the Secretary of the Interior’s standards. Project Architect – Blair Barry, AIA, President As a Principal of the firm, Mr. Barry is responsible for project design, the production of construction documents, cost estimating, specifications and scheduling. He is both a Registered Architect and general contractor. His vast knowledge of construction and design enables him to schedule accurately and control cost ensuring that projects are completed within budget and on time. He is knowledgeable in steel, concrete and wood frame construction. He works closely with project consultants and local officials in all areas such as codes, planning and design issues to ensure a high quality product. Job Captain – Rodrigo Sepulveda Mr. Sepulveda is a long-standing member of the Barry & Wynn team with extensive CAD design experience and consultant liaison expertise. He is the project coordinator tasked with scheduling and job organization, and will have primary responsibility for producing the necessary construction drawings. Key Sub-Consultants: We will require two consultants for this project – Structural Engineer, and Title 24 Energy Consultant. We identify two possible consultants for each position, below. It is possible that one of the ADU plans that we present to the Town may be based on existing, completed work. In that case, it will be best to use the consultant originally associated with that particular ADU design. Thus, our final consultant selection will depend on which particular design advances forward in the process. This is not at all to suggest that we are limited to existing ADU designs, but rather to identify the most efficient work plan that leverages the extensive experience we’ve had with our consultant team on ADU designs.
