HomeMy WebLinkAboutASRDRB20200227-5.3 DESIGN REVIEW BOARD STAFF REPORT 5.3 TO: Design Review Board Members February 27, 2020 SUBJECT: Development Plan request DEV19-0023 and Sign Review request SR20-0002 seek authorization for façade modifications to an existing ARCO gas station that will be converted to a Mobil gas station including the installation of new signs, a new canopy fascia, and the re-facing of the existing gas dispensers located at 1 Boone Court PROJECT DESCRIPTION The project includes a Development Plan request (DEV19-0023) and Sign Review request (SR20-0002) to seek authorization for façade modifications for an existing ARCO gas station into a Mobil gas station. These modifications include: • Modifying the 1,377 square foot canopy from a pitched roof into a flat roof. The canopy fascia would have an eyebrow detail on the top where the blue is located and provide a halo lit look from the top. • Refacing the existing gas dispensers to have Synergy elements and pump toppers with displays and additional advertisements. • Refacing the existing ground mounted price sign to an internally-illuminated sign. • Adding a portable metal price sign that is non-illuminated as recommended for electricity outages. • Adding a wall sign for the existing service bays to read “Complete Auto Service” in non-illuminated channel letters onto the existing store. • Placing two “Mobil” halo-lit channel letters on either side of the canopy. • Adding new Pump IDs and Koala elements to display safety graphics and additional advertising inserts. EVALUATION The existing ARCO gas station would be refacing into a Mobil gas station. The applicant is requesting that the canopy have two internally illuminated Mobil channel letters that would be 22” in height on the north and south canopy elevations. The proposed project calls for a wall sign on the existing building that would read “Complete Auto Service” and be composed of 22” channel letters. The price sign would be internally-illuminated and meet the applicable design standards for a ground mounted sign. The four gas 1 Boone Court 2 February 27, 2020 dispensers would be re-faced with non-illuminated cabinets displaying the company’s logo. The Pump ID panels would identify the pump number and the Koala element would provide safety graphics as well as additional advertising. The signage was reviewed pursuant to Section 32-98.14 Sign Standards of the Town of Danville Municipal Code and complied with set standards. The Town of Danville reviewed the request and would support the modification of the canopy fascia, refacing the existing gas dispensers, and refacing the existing price sign and portable sign. A Condition of Approval should state that landscape plans shall be reviewed and approved by Planning staff for the low ground cover landscaping adjacent to the ground mounted price sign prior to final. RECOMMENDATION Review and approve the façade modifications to the ARCO gas station at 1 Boone Court.
