SUBJECT: Development Plan request DEV20-0001 to allow a complete remodel of an
existing 7,490 square foot commercial building located at 194 Diablo Road
PROJECT DESCRIPTION/BACKGROUND
The project proposes to remodel the existing building façade for a building that has been
occupied by a dance studio. A new dance studio, I Can Do That Performing Arts Studio,
will be occupying the building. The property owner is Marcus Madrid and the architect
is Barry & Wynn Architects.
EVALUATION
The new front façade would be a significant improvement over the existing dilapidated
façade. Design elements tie nicely into a performing arts center motif.
The left side elevation could be improved by adding several metal lattices to break up the
blank façade.
RECOMMENDATION
Recommend the Planning Commission approve Development Plan request DEV20-0001
allowing a complete of an existing 7,490 square foot commercial building located at 194
Diablo Road.

Building Facade Renovation & Tenant improvement scope of work includes:
·Demo and construction of new front facade at main building entry including
new metal awning to shade entry.
·Demo concrete slab at building entry and replace layout with new concrete at
entry and outdoor seating.
·Capping gas & water utilities. Relocating electrical panel to rear side of
building.
·Replacing existing windows in the rear side of building under new tenant
space.
·Interior renovations for new Performing Arts Center with three (N) studios

·(N) snack bar with outdoor seating

OWNER, DEVELOPER, CONTRACTOR, DESIGNER AND ARCHITECT.
ACCESSIBILITY
EXTERIOR RENDERING (PROPOSED FRONT FACADE)
OCCUPANCY NARRATIVE
The existing building at 194 Diablo Road is a reinforced concrete block, single-story commercial building built during the 1960's. The building was joined with adjacent Front Street building decades ago. The current tenant of lease area is Two Left Feet, a
dance studio company. This existing tenant space will be remodeled into a performing arts center and will be occupied by I Can Do That Performing Arts Center. The remodeled tenant space will have three (3) studios, new/relocated accessible toilet
rooms, one(1) staff office, and a lounge / snack bar area with outdoor seating. Interior aesthetic to include new painted partiton walls, interior glazing at studios, and a materials palette of brick, wood and metal. There is no change in occupancy. There is a
change in exterior appearance with new materials and storefront improvements for the front facade.
