SUBJECT: Resolution No. 3-2020, approving the satisfactory completion of private
improvements for Minor Subdivision MS 856-2013, located at 740 El
Pintado Road
BACKGROUND AND DISCUSSION
On December 19, 2017, the Town Council approved the subdivision map for this 2-lot
single-family development located at 740 El Pintado Road. Construction of the
subdivision improvements is now complete, and action by the Town Council is necessary
to establish that all required private improvements have been satisfactorily installed. The
private improvements consist of street paving, curb and gutter, site drainage
improvements, retaining walls, and a stormwater treatment retention area.
Upon adoption of the resolution, the City Clerk may release the performance and legal
security as well as the payment security, which may be done after ninety days if no claims
are filed.
PUBLIC CONTACT
Posting of the meeting agenda serves as notice to the general public. A copy of this
Administrative Staff Report has been sent to the subdivider and surety company.
FISCAL IMPACT
None, all improvements are private.

RECOMMENDATION
Adopt Resolution No. 3-2020, approving the satisfactory completion of private
improvements for Minor Subdivision MS 856-2013, located at 740 El Pintado Road.

RESOLUTION NO. 3-2020
APPROVING THE SATISFACTORY COMPLETION OF PRIVATE
IMPROVEMENTS FOR MINOR SUBDIVISION MS 856-2013, LOCATED AT
740 EL PINTADO ROAD
WHEREAS, Steven R. Archer, is the subdivider of subdivision MS 856-2013; and
WHEREAS, the subdivider has requested the Town of Danville accept said subdivision
improvements as complete; and
WHEREAS, the City Engineer has advised that the private improvements required as a
condition of that subdivision agreement between the Town of Danville and said
subdivider have been satisfactorily completed; and
WHEREAS, said subdivision lies within the corporate limits of the Town of Danville; and
WHEREAS, it is now in the interest of the Town of Danville to establish that those private
improvements are complete; and
WHEREAS, the Danville Town Council must act affirmatively in order to approve the
improvements as being satisfactorily completed; now, therefore, be it
RESOLVED, that those private improvements required by said subdivision agreement
are satisfactory; and be it further
RESOLVED, that Town staff is authorized and directed to release those securities
required as a condition of this subdivision in accordance with the Danville Municipal
Code.
