APPROVING HERITAGE RESOURCE DESIGNATION
FOR 169 FRONT STREET
(APN: 208-022-023)
WHEREAS, Pearson and Williams, I, LLC are the owners of the subject property located at
169 Front Street and have requested Heritage Resource designation of the subject property;
and
WHEREAS, Chapter 32-72 of the Danville Municipal Code (Historic Preservation)
establishes standards for review and designation of Heritage Resources; and
WHEREAS, the history of the building is as follows:
The existing structure was built in 1866 for Michael Cohen and his family by the
Howard brothers, who were reputable local builders at the time.
Research indicates that the structure was built along the main County Road, which
was Danville's first main street.
3. The Chrisman family also lived there from the late 1800s to 1906.
Dr. Victor John Vecki, Danville's first dentist, and his family resided there from 1906
to the 1930s.
At some point in time the exterior wood siding was removed and replaced with
stucco, an addition was built to the rear, some building ornamentation was removed, a
foundation was built and some windows and doors were replaced.
6. Most recently the building has been utilized for office uses; and
WHEREAS, Pearson and Willjams, I, LLC, as property owners, have concurrently applied
for a phased Development Plan where Phase One will include moving the existing house
forward on the site and demolishing the garage and existing addition located to the rear of the
residence; and
WHEREAS, the applicant will submit an incentive package for the entire site with Phase
Two which is planned to include construction of a new two-story office building located to
the rear of the lot; and
WHEREAS, the Danville Heritage Resource Commission on March 5, 2001 adopted
Resolution No. 2001-02 recommending that the Town Council designate 169 Front Street as
a Heritage Resource; and
WHEREAS, the public notice of this action was given in all respects as required by law; and
WHEREAS, a staff report was submitted recommending that the Town Council approve the
request; and
WHEREAS, the project has been found to be Categorically Exempt from the requirements
of the California Environmental Quality Act (CEQA), Sections 15331, Class 31; and
WHEREAS, the Town Council did hear and consider all reports, recommendations, and
testimony submitted in writing and presented at the hearing; now, therefore, be it
RESOLVED, that the Danville Town Council grant Heritage Resource designation for 169
Front Street based on the following findings and Historic Preservation Ordinance 32-72.4
criteria:
The existing structure on the site is over 50 years old; it was built in 1866 (135
years old).
Criteria a. - The structure's unique style of architecture is reflective of the era in
which it was built and is the only remaining structure of that time period that still
remains in the downtown area.
Criteria b. - The structure represents a use that was once common, but is now rare
because the first floor of the building was where Danville's first dentist operated
his practice and the second floor was where his family lived.
Criteria c. and h. - The residence/business was located along the County Road,
which was Dm~ville's first "main street" (now Front Street). This location
represents how the community has evolved and developed over time, and how the
Town' s "main street" has moved from Front Street to Hartz Avenue.
Criteria d. - According to local historians, the Howard Brothers were well known
local builders in the area who built many buildings in Danville's early
development.
Criteria e. - Since the building was home to Danville's first dentist who operated
his practice there, it represents a meaningful contribution to the Town's history.
