APPROVING AN AUTHORIZATION REQUEST TO INITIATE A GENERAL
PLAN AMENDMENT STUDY FOR TRUMARK COMPANIES (APPLICANT) AND
EL CERRO DENTAL GROUP/HANSON/KITAJIMA/BAYLIES (OWNERS),
INVOLVING A 3.31 +/- ACRE PROJECT SITE COMPRISED
OF FOUR SEPARATE PARCELS
(452, 456, 464, 472 LA GONDA WAY)
WHEREAS, Trumark Companies (Applicant) and El Cerro Dental Group/
Hanson/Kitaj ima/Baylies (Owners) have submitted a request for authorization of a General Plan
Amendment Study (GPA Study), involving a 3.31 +/- acre site comprising of four separate
parcels; and
WHEREAS, the subject site is identified as 452, 456, 464, 472 La Gonda Way and is further
identified as Assessor's Parcel Numbers 200-151-003 & -004 and 200-161-007 & -008; and
WHEREAS, the project proponents have requested that the Town of Danville consider a General
Plan Amendment and Rezoning change from Commercial-Limited Office to Residential-Multiple
Family-Medium Density (13 to 21 units per acre); and
WHEREAS, the Town of Danville requires Town Council authorization of a GPA study prior
to submittal of a GPA application; and
WHEREAS, the Danville Town Council did consider the project proponents' request at a
hearing on July 21, 1998; and
WHEREAS, a staff report was submitted recommending that the Town Council authorize the
General Plan Amendment Study and direct the project proponents to provide all information
deemed necessary to allow the Town to evaluate the following:
1. Provide alternatives to the currently proposed plan, based on the following scenarios:
a,
Using the currently proposed product types, but stressing or exclusively using, the
duets;
Using an alternate product type that would be suitable for a project in the 17 to 21
dwelling units per acre density range;

Per the direction in the amended P-l; Planned Unit Development District ordinance, the
applicant shall provide alternate plans, as determined necessary by the Chief of Planning,
which complies with the applicable standards, regulations, limitations and restrictions, of
the M-12; Multiple Family Residential District standards to allow a comparison of floor
are ratio between the proposed plan and the plan which complies with all applicable M-
12; Multiple Family Residential District standards.
WHEREAS, the Danville Town Council did hear and consider all reports, recommendations,
and testimony submitted in writing and presented at the hearing; now, therefore, be it
RESOLVED that the Danville Town Council authorizes the preparation of a GPA Study; and
be it further
RESOLVED that in authorizing the above mentioned GPA Study, the Town Council is not
indicating any predisposition to approve the requested General Plan Amendment.
APPROVED by the Danville Town Council at a regular meeting on July 21, 1998 by the
following vote:
