A RESOLUTION OF THE TOWN COUNCIL OF THE TOWN OF DANVILLE
AUTHORIZING THE INITIATION OF A GENERAL PLAN AMENDMENT STUDY FOR
THE WESTERLY 3.0 _+ ACRE PORTION OF THE 13.3_+ LINCOLN PROPERTIES SITE
LOCATED AT THE SOUTHEAST CORNER OF CROW CANYON ROAD
AND CENTER WAY (APN# 206-010-024)
WHEREAS, Lincoln Properties (Applicants and Owners) has submitted a request for
authorization to initiate a General Plan Amendment Study involving the westerly 3.0+ acres
of the 13.3+ acre Lincoln Properties site located at the southeast corner of Crow Canyon
Road and Center Way (APN# 206-010-024); and
WHERFAS, the subject site is identified in the Danville 2005 General Plan for Residential -
Multiple Family- Medium Density development (21 units/acre); and
WHEREAS, the project proponents have requested that the Town of Danville consider a
General Plan Amendment to accommodate mixed use commercial development on the
3.0_+ acres; and
WHEREAS, The Town of Danville requires Town Council authorization prior to
preparation of General Plan Amendment Studies; and
WHEREAS, the Town Council did consider the project proponent's request at the hearing
of April 21, 1992; and
WHEREAS, a staff report was submitted recommending that the Town Council authorize
the initiation of a General Plan Amendment Study and provide direction as to the elements
of the study; and
WHEREAS, the Town Council did hear and consider all reports, recommendations, and
testimony submitted in writing and presented at the hearing; now, therefore, be it
RESOLVED that the Town Council of the Town of Danville authorizes the initiation of a
General Plan Amendment Study covering the westerly 3.0+ acres of the 13.3-+ acre Lincoln
Properties site and provides the following direction as to the elements of such a study as
follows:
Direct the project proponents to concurrently submit Preliminary Development
Plan - Rezoning applications indicating land plans for both the 3.0_+ acre and 10.3+
acre portions of the Lincoln Properties site. The submittal shall include site plans,
elevations, preliminary grading plan and preliminary landscape plan. An alternate
land plan for the 3.0+ acre site shall be submitted which indicates how a

coordinated multiple tamily residential plan could be extenacd from the 10.3+ acre
site to incorporate the 3.0_+ acre site (should the commercial use not materialize
and/or prove infeasible).
Direct the project proponents to submit all required information to complete the
required environmental review of each proposal. Information submitted should
include a traffic study to determine impacts associated with development resulting
from the 3.0+ acre Commercial - Mixed Use designation.
Direct the project proponents to submit a visual analysis of the Commercial -
Mixed Use proposal which shall include; 1) a north-south section from Center Way
through the 3.0+ acre site and into the adjoining planned future single family
residential uses to the south, and 2) a west-east section from Crow Canyon Road
through the 3.0_+ acre site and into the planned multiple family uses on the 10.3+
acre site.
Direct the project proponents to submit draft language amending the existing
Tassajara Ranch Development Agreement addressing the proposed development
of the 3.0+ acre and 10.3+ acre Lincoln Properties sites and addressing other
Tassajara Ranch PUD sites that would potentially be "recipients" of relocated
multiple family development (including potential recipients of the affordable
residential units that would be displaced from the 182-unit approval covering the
13.3+ Lincoln Properties site).
RESOLVED that, in authorizing the above mentioned General Plan Amendment Study, the
Town Council is not indicating any predisposition to approve the requested General Plan
Amendment.
APPROVED by the Danville Town Council at a Regular Meeting held on April 21, 1992
by the following vote:
