FINAL DEVELOPMENT REQUEST (DP 2000-16) APPROVING THE
DEVELOPMENT OF SEVEN PREVIOUSLY APPROVED LOTS
LOCATED NEAR THE SOPUTHWEST CORNER OF THE
INTERSECTION OF LAWRENCE ROAD AND JASMINE WAY
(APN: 206-133-032, 033, 034, 036, 037, 038 - BRADDOCK AND LOGAN)
WHEREAS, Braddock and Logan (APPLICANT/OWNER) has requested approval for the
development of seven previously' approved lots located on the south side of Jasmine Way near
Lawrence Road; and
WHEREAS, the subject lots are located at 1110, 1130, and 1150 Lawrence Road and 277,279,
and 281 Jasmine Way and are further identified as Assessor's Parcel Numbers 206-133-032, 033,
034, 036, 037, 038; and
WHEREAS, the Town of Danville P-1; Planned Unit Development District Ordinance requires
approval of a Final Development Plan prior to development of the lots; and
WHEREAS, the Planning Commission did review the project at a noticed public hearing on
October 24, 2000; and
WHEREAS, the project has been found to be Categorically Exempt from the requirements of the
California Environmental Quality Act (CEQA); and
WHEREAS, the public notice of this action was given in all respects as required by law; and
WHEREAS, a staff report was submitted recommending that the Planning Commission approve
the request; and
WHEREAS, the Planning Commission did hear and consider all reports, recommendations, and
testimony submitted in writing and presented at the hearing; now, therefore, be it
RESOLVED that the Planning Commission of the Town of Danville approves Final
Development Plan request DP 2000-16 per the conditions contained herein, and makes the
following findings in support of this action:
The proposed Development Plan will not be detrimental to the to the health, safety, and
general welfare of the Town.
The Development Plan will not adversely affect the orderly development of property
within the Town.
The Development Plan will not adversely affect the preservation of property valuds and
the protection of the tax base within the Town.
The Development Plan will not adversely affect the policy and goals as set by the General
The Development Plan will not create a nuisance and\or enforcement problem within the
neighborhood or community.
6. The Development Plan will not encourage marginal development within the
neighborhood.
CONDITIONS OF APPROVAL
This approval is for a Final Development Plan (DP 2000-16) to allow the development
of seven existing lots within the Tassajara Ridge development. The lots are identified
as 110, 1130, and 1150 Lawrence Road and 277, 279, and 281 Jasmine Way (APN:
206-133-032, 033,034, 036, 037, 038). Except as may be modified by the following
conditions of approval, development shall be substantially as shown on the following
Plan'
Lot plot plan labeled "Subdivision 8006 Fit List Exhibit," as prepared by dk
Associates, dated received by the Planning Division on September 26, 2000.
Architectural plans labeled "San Michele," as prepared by William Hezmalhalch
Architects, Inc., dated received by the Planning Division on September 26, 2000.
Landscape plan labeled "Front Yard Landscape Plan," as prepared by Thomas E.
Baak & Associates, dated received by the Planning Division on September 26,
2000.
Colors and materials shall be as shown on the color and material board labeled
"Proposed Color Scheme for Corrie Property Homes," on file with the Planning
Division and shown at the public hearing for this item.
Except as may be superceded by this approval, development shall be consistent with all
conditions of approval established under previously approved Resolution No. 136-94.

The project plans shall be modified as directed by the Town' s Design Review Board, and
as shown on Exhibit G of this report. The revisions shall be submitted for review and
approval by the Design Review Board prior to issuance of building permits for the project.
Prior to the issuance of a building permit, whichever occurs first, the applicant shall
reimburse the Town for notifying surrounding neighboring residents of the public hemming.
The fee shall be $ 246.00 ( 328 notices X $0.75 per notice).
Lot 112 shall be developed to be similar to Plan 3A (French), with wood siding and
ledgestone details.
Lot 111, shown to be developed with Plan 1A on the plot plan, shall be developed
with Plan 2A, as modified by the Design Review Board, and shown on Exhibit G of
the staff report for this project.
Lot 113 shall be developed with Plan 2B, as modified by the Design Review Board,
and shown on Exhibit G of the staff report for this project.
On Plan 2A, the second story hip on the left elevation shall be wrapped around to the
side, as shown on Exhibit G of the staff report for this project.
8. The roof material for the unit on Lot 115 shall be Montier 47120.
9. All fences shall be constructed using 2 x 6 pressure treated Douglas Fir fence posts.
APPROVED by the Danville Planning Commission at a regular meeting on October 24, 2000,
by the following vote:
