HomeMy WebLinkAbout2000-05RESOLUTION NO. 00-05 FINDING THAT THE PURCHASE OF PROPERTY LOCATED ON LAUREL DRIVE AND HARTZ COURT BY THE COMMUNITY DEVELOPMENT AGENCY OF THE TOWN OF DANVILLE CONFORMS WITH THE DANVILLE 2010 GENERAL PLAN WHEREAS, the Community Development Agency of the Town of Danville is currently engaged in negotiations to purchase six contiguous parcels offand located on Laurel Drive and Hartz Court (APN's 216-102-001, -002, -003, -004, -008, -009); and WHEREAS, the Agency intends to have the properties redeveloped for seniors affordable homing; and WHEREAS, Government Code Section 65402 requires that the Danville Planning Commission make a finding that the proposed purchase conforms with the Town's General Plan before the Agency approves any purchase; and WHEREAS, the Planning Commission did hear and consider all reports, recommendations and testimony submitted in writing and presented at the hearing; now, therefore, be it RESOLVED, that the Planning Commission of the Town of Danville finds that the proposed purchase of property located on Laurel Dtive and Hartz Court by the Community Development Agency of the Town of Danville conforms with the Danville 2010 General Plan based upon the following factual fmdings: 1. Policy 1.03 encourages suitable housing for "all age groups within the community." The redevelopment of this site would provide affordable rental housing for seniors. 2. Policy 1.04 encourages higher density residential development within walking distance of Downtown. The properties are general planned for multiple family residential-high/medium density and are in the downtown. 3. Policy 4.04 encourages expanding financial resources for affordable housing, including use of redevelopment funds and bond proceeds. The properties would be purchased using the Agency' s tax increment funding. Additional financing for construction would likely come from issuance of bonds by the Agency.
