HomeMy WebLinkAbout99-21RESOLUTION NO. 99-21 FINDING THAT THE PROPOSED SALE BY THE DANVILLE COMMUNITY DEVELOPMENT AGENCY OF PROPERTY LOCATED AT 1 RAILROAD AVENUE CONFORMS WITH THE DANVILLE GENERAL PLAN WHEREAS, the Danville Community Development Agency owns a .42 acre parcel of land located at 1 Railroad Avenue (APN 199 330 048); and WHEREAS, the Agency is currently engaged in negotiations to sell the parcel to the owners of the adjoining Danville Square shopping center as part of an overall redevelopment of the center; and WHEREAS, Government Code Section 65402 requires that the Danville Planning Commission make a finding that the proposed sale conforms with the Town's General Plan before the Agency approves any sale; and WHEREAS, the Planning Commission did hear and consider all reports, recommendations and testimony submitted in writing and presented at the hearing; now, therefore, be it RESOLVED, that the Planning Commission of the Town of Danville finds that the proposed sale by the Danville Community Development Agency of property located at 1 Railroad Avenue conforms with the Danville General Plan based upon the following factual findings: 1. The Agency parcel is located in Downtown District 4-Resident Serving Commercial. The terms of the sale of the Agency parcel will require uses consistent with this land use designation. 2. The proposed development on the parcel (approximately 15,000 square feet) is consistent with the total square footage projected for this area of the Downtown in the Master Plan. 3. The sale of the property will generate additional tax increment revent/es for the Agency, which was identified in the Master Plan as a primary funding source for needed infrastructure and improvements in the Downtown area. The redevelopment of the site will also generate additional sales tax revenues for the Town's General Fund.
