A RESOLUTION OF THE PLANNING COMMISSION OF THE TOWN OF
DANVILLE APPROVING THE FINAL LANDSCAPE PLAN AND
ROOF MATERIAL ASSOCIATED WITH TF_ ~E PREVIOUS
APPROVAL OF DEVELOPMENT PLAN DP 96-28
WHICH ALLOWED THE DEVELOPMENT OF
A 5,000 +/- SQUARE FOOT HOME WITHIN
A TOWN-IDENTIFIED SCENIC
HILLSIDE AREA (APN: 208-
130-034 -- LOO)
WltEREAS, Stephen and Connie Loo (Owner) Kava Massih Architects (Applicant) have requested
approval of a final landscape plan and final roof materials associated with a previously approved
Development Plan (DP 96-28) allowing the construction of a 5,000+/- square foot home on a site
located within a Town-identified scenic hillside area on a 3.52 +/- acre site; and
WHEREAS, the subject site is located near the terminus of High2and Drive, on the north side of
Highland Drive, just before the entry into the San Damiano retreat area, and is further identified as
Assessor's Parcel Number 208-130-034; and
WHEREAS, the Conditions of Approval for previously approved Development Plan DP 96-28
allowing the construction of a 5,000 +/- square foot home on a site located within a Town-identified
Scenic Hillside area require that the final landscape plan and roof materials return to the Planning
Commission for final review and approval; and
WHEREAS, the Planning Commission did review the landscape plan and roof material during the
Planning Commission meeting of May 13, 1997; and
WHEREAS, the public notice of this action was given in all respects as required by law; and
WHEREAS, a staff report was submitted recommending that Pl~.nning Commission approve the
request; and
WHEREAS, the Planning Commission did hear and consider all reports, recommendations, and
testimony submitted in writing and presented at the hearing; now, therefore, be it
RESOLVED that the Planning Commission of the Town of Danville approves of the final landscape
plan, and makes the following findings in support of this action:
1. The proposed project is consistent with the Danville 2005 General Plan.

The project is consistent with the requirements of the R-65; Single Family Residential District
in which the subject property is located.
The landscape plan and roof material are consistent with the intent of the Town's Major
Ridgeline and Scenic Hillside Development Ordinance as they will help minimize visibility of
the home.
The landscape plan and roof material are consistent with the requirements of the Town's
Hillside Development Guidelines.
APPROVED by the Danville Planning Commission at a Regular Meeting on May 13, 1997 by the
following vote:
