RESOLUTION NO. 92-31
A RESOLUTION OF THE PLANNING COMMISSION OF THE TOWN OF DANVILLE
APPROVING A ONE YEAR EXTENSION OF TENTATIVE
MAP SD 7389 -MARKEY
(APN: 206-170-011)
WHEREAS, Ruth M. Markey has requested approval of a one year extension of previously
approved Tentative Subdivision Map SD 7389, a seven-lot Subdivision on 1.61 +/- acre
site; and
WHEREAS, the subject site is located at the northeast intersection of West Linda Mesa
Avenue and Entrada Mesa Road and is identified :us Assessor's Parcel Number 199-341-
032; and
WHEREAS, the Tentative Map for the seven-lot Subdivision was originally approved by the
Planning Commission on December 11, 1989 and expires June 11, 1992; and
WHEREAS, the applicant submitted a request for a one year extension of the Tentative
Map on June 10, 1992; and
WHEREAS, the Danville Town Council approved Phase One of Subdivision 7389,
consisting of four lots, and Phase Two would create three additional lots; and
WHEREAS, the Town of Danville Subdivision Ordinance and the State Subdivision Map
Act allow for up to three one-year extensions of a Tentative Map; and
WHEREAS, the Planning Commission did review the'project at a noticed public hearing
on July 28, 1992; and
WHEREAS, the public notice of this action was given in all respects as required by law;
and
WHERFA~, a staff report was submitted recommending that Planning Commission
approve the request; and
WHEREAS, the Planning Commission did hear and consider all reports,
recommendations, and testimony submitted in writing and presented at the hearing;
NOW, THEREFORE, BE IT RESOLVED THAT the Planning Commission of the Town of
Danville ~tpprov¢$ the one-year extension of Tentative Map Subdivision 7389, and makes
the following findings in support of the Tentative Map extension:

The proposed subdivision is in substantial confoi:niance with the goals and policies
of the General Plan.

The design of the proposed subdivision is in substantial conformance with the
applicable zoning regulations.

The design of the subdivision and the type of associated improvements will not
likely cause serious public health problems.
The density of the subdivision is physically suitable for the proposed density of
development.
The design of the proposed subdivision and improvements are not likely to cause
substantial environmental damage or subsequently injure fish or wildlife or their
habitat since this property is in an area where residential development has
previously occurred.
As conditioned, the Subdivision will not be injurious to public health, safety, or
general welfare, or be inconsistent with existing Town ordinances or policies.
APPROVED by the Danville Planning Commission at a Regular Meeting held on Tuesday,
July 28, 1992 by the following vote:
