A RESOLUTION OF THE PLANNING COMMISSION OF THE TOWN OF DANVILLE
APPROVING SIGN REVIEW / SIGN EXCEPTION REQUEST SR 90-12
RAILROAD CENTRE COMMERCIAL PROJECT
WHEREAS, Craig and Wood Architects requested approval of a sign program with
sign exceptions for Railroad Centre located at 125, 155 & 185 Railroad Avenue; and,
WHEREAS, the Planning Commission did review the project at a noticed public
hearing on April 10, 1990; and
WHEREAS, the proper notice of this request was given in all respects as required
by law; and
WHEREAS, a staff report was submitted recommending that Planning Commission
approve the request; and
WHEREAS, the Planning Commission did hear and consider all reports,
recommendations, and testimony submitted in writing and presented at the hearing;
NOW, THEREFORE, BE IT RESOLVED THAT the Planning Commission of the Town of
Danville approves the Sign Review / Sign Exception request SR 90-12, per the conditions
contained herein, and makes the following findings in support of the sign program:
The proposed signage is compatible with character and design of the exterior
architecture and existing signage on the structure on which it is proposed to be
located.

The location of the proposed signage will not impair the use of the property or
conflict with visibility.
The proposed signage will not adversely effect the health, or safety of persons
residing or working in the vicinity, or be injurious to property, or improvements
in the area.
The proposed signage does not excessively compete for the public's attention nor
impact the use of the property or conflict with visibility.
5. The proposed signage is no larger than necessary for adequate identification.

The proposed signage will serve to primarily identify the business established or
type of activity conducted on the premises.
Sign Exception
The proposed sign exception for a sign location higher than 15' in height
conforms as closely as possible to the sign size, number and placement

regulations; and
2. The proposed exception is not inconsistent the intent of the sign ordinance; and,
The architectural style, materials and construction elements of the project are
such that a sign placed which would conform with the sign regulations would
conflict with other aesthetic elements in the project.
CONDITIONS
Except as modified by the following conditions, signage for the Railroad Centre
commercial project shall conform with the plans prepared by Craig and Wood
Architects dated received April 5, 1989, on file with the Danville Planning
Division, consisting of seven sheets.
No sign lighting is approved with this application. If additional sign lighting
(direct of indirect) is requested in the future, an overall sign lighting program
shall be submitted for review and approved by the Design Review Board.
However, no internally lit signs or lighting for the roof signs shall be considered
without amendment of this permit by the Planning Commission.
The source of any indirect lighting in the project (ie. under the canopies) shall
be screened from view of any public street and shall be installed in such a
manner that glare is directed away from surrounding properties and right-of-
ways. Details of said lighting fixtures and intensity, shall be subject to review and
approval by the Planning Division prior to installation. Use of metal halide
lighting is prohibited on the project.
No monument directory signs are allowed on-site. The design of a small,
complimentary directory sign located at each entry of Building A shall be subject
to review and approyal by the Planning Division prior to installation.
5. Roof Signs
All sign lettering shall be equally centered top to bottom on all roof signs.
An interchangeable sign plate shall be provided for in each roof sign. The
lettering style and colors on each interchangeable portion of the signs may
vary from tenant to tenant, but should not conflict with the building colors.
Logos are permitted on these signs.
Roof signs shall not exceed 8 feet in length. All roof signs shall be the
same size and shall have the same border and trim materials.
One roof sign per frontage per tenant is permitted. The location of all
roof signs shall be evenly spaced on the roof, but shall maintain a
minimum spacing of 18' (measured from end to end of sign) and subject
to review and approval by the Planning Division. The Planning Division
may require the owner of the project to relocate existing signage to
accommodate a new tenant sign and to assure even spacing of all roof
signs on a building.

Roof signs shall not be lit.
The two Lyons archway signs shall be reduced in size to be more in scale with
the archway. The final size of the sign shall be subject to review and approval
by the Planning Division.

Additional relief and trim color shall be added to the roof signs. The final design
of the roof sign shall be subject to review and approval by the Planning Division
prior to installation of the first roof sign.

The under the canopy shingle signs shall not exceed 4 sq. ft.. The designs, size
and shape of the signs are encouraged to vary, but shall all be hung from the
same decorative wall bracket. A bracket design for all shingle signs shall be
reviewed and approved by the Planning Division prior to installation of the
shingle signs.
The developer shall have the option of installing the name, "Railroad Centre" on
the gables of Buildings A 8: B. The sign shall incorporate individual letters not
to exceed 12 inches in height.
