A RESOLUTION OF THE PLANNING COMMISSION OF THE TOWN OF DANVILLE
APPROVING SIGN REVIEW REQUEST SR 90-3
424 S. HARTZ AVENUE
WHEREAS, Morgan Gilman requested approval of a Sign Program
for the building currently under construction located at 424 S.
Hartz Avenue; and,
WHEREAS, the Planning Commission did review the project at a
noticed public hearing on March 13, 1990; and
WHEREAS, the proper notice of this request was given in all
respects as required by law; and
WHEREAS, a staff report was submitted recommending that
Planning Commission approve the request; and
WHEREAS, the Planning Commission did hear and consider all
reports, recommendations, and testimony submitted in writing and
presented at the hearing;
NOW, THEREFORE, BE IT RESOLVED THAT the Planning Commission of the
Town of Danville approves the Sign Review request SR 90-3, per the
conditions contained herein, and makes the following findings in
support of the sign program:
The proposed signage is compatible with character and design
of the exterior architecture and existing signage on the
structure on which it is proposed to be located.
The location of the proposed signage will not impair the use
of the property or conflict with visibility.
The proposed signage will not adversely effect the health, or
safety of persons residing or working in the vicinity, or be
injurious to property, or improvements in the area.
The proposed signage does not excessively compete for the
public's attention nor impact the use of the property or
conflict with visibility.
The proposed signage is no larger than necessary for adequate
identification.
The proposed signage will serve to primarily identify the
business established or type of activity conducted on the
premises.

CONDITIONS
The signage shall be installed in full conformance with the
plans dated received March 6, 1990, on file with the Danville
Planning Department, consisting of 5 - 8 1/2 x 11 sized
sheets.
No signs shall be internally illuminated. Any indirect
lighting shall screen the source of light from view of any
public street and shall be installed in such a manner that
glare is directed away from surrounding properties and right-
of-ways. Details of said lighting fixtures and intensity,
shall be subject to review and approval by the Planning
Department prior to installation.
The final location, color and design for the Bank of Walnut
Creek plaque located on the Hartz Avenue frontage (on the
right side of the windows) shall be subject to review and
approval by the Planning Division prior to installation.
The background color of the sign board on the building shall
be lightened, the final color selection shall be subject to
review and approval by the Planning Division.
The project sign program for all tenants in the building shall
conform with the following provisions:
Each tenant sign shall be individual letters, not to
exceed 16" The lettering style may vary from tenant to
tenant.
Lettering colors for each tenant sign shall match the
green building trim color.
Tenant logos or additional backboards shall not be
utilized on the sign boards.
All sign lettering shall be equally centered top to
bottom on the tenant sign board.
A monument sign is not permitted on the site.
The Bank of Walnut Creek plaque located on the Hartz
Avenue elevation should be limited to 2' x 4' and may
only include the bank's logo and the name of the bank.
the background color shall be compatible with the siding
color of the building.
PASSED, APPROVED AND ADOPTED THIS 13 day of March, 1990 by the
