FINDINGS
FINDINGS AND CONDITIONS OF APPROVAL

The Town of Danville Planning Commission hereby finds as
follows in support of the amended Final Development Plan:
The proposed planned unit development is consistent
with the Town General Plan.
The residential development will constitute a
residential environment of sustained desirability and
stability and will be in harmony with the character of
the surrounding neighborhood and community.
The development will mitigate traffic impacts through
the assurance of offsite improvements in a manner
acceptable to the Town.
An Environmental Impact Report (EIR) was prepared for
the Sycamore Valley Specific Plan and certified by
Contra Costa County in 1981, and an addendum to the
Draft EIR was prepared and approved by the City of
Danville in 1985, satisfying the requirements of the
California Environmental Quality ACt.
CONDITIONS OF APPROVAL
A. General
The development shall be substantially as shown on the
project drawings, as follows, except as may be modified
by conditions contained herein:

"Architectural Plan, Cimarron Hills," dated April
26, 1988, prepared by Aram Basserian & Associates.
"Rough Grading Plan Subdivision 6850, 6863 & 7022,"
dated January 1987, prepared by MacKay & Somps.
Except as may be expressly modified by these conditions
of approval, development of SD 6850, 6863 and 7022
shall continue to be subject to the conditions
established for PUD 85-7 (approved November 12, 1985).
The introduction of a 4-car garage option into the
project shall be subject to the following crit~ria~
A maximum 50% (76 units) shall be developed for a
4-car garage option.

Siting of the 4 car option shall be reviewed and
approved by the Planning Department prior to building
permit issuance. Planning staff has the flexibility to
review each siting based on the following criteria:
1. pad elevation change between lots,
2. distance separations between buildings
3. architectural elevations
Ail 4-car garage options must meet the required
setbacks established for PUD 85-7. A minimum of 5 feet
of clear and level area shall be provided in the
sideyards of all lots in this project. No fireplace
or air conditioner condenser units shall encroach in
this clear and level area.
The garage door design shall be as shown on the
approved plans, utilizing two single garage doors on
either side of the double door.
The curb-cuts for driveways serving the 4-car garage
units shall not exceed a 3-car width (maximum 32' top
to top).
Driveway design must be approved by the Planning
Department.
The street numbers of all units developed in this
project shall be posted so as to be easily seen from
the street at all times, day or night. To this end,
the developer shall provide illumination over the 5"
brass numbers to ensure visibility at night.

None required
DETERMINATION:
A Negative Declaration of Environmental
Significance has been prepared for this
project. No significant impacts are
anticipated to be associated with this
project.
The Initial Study was prepared by the Planning Department, City
of Danville. Copies of the Initial Study may be obtained at the
City offices located at 510 La Gonda Way, Danville, California.
