FINDINGS & CONDITIONS OF APPROVAL

Findinqs
The proposed development is in conformance with the
General Plan.
The proposed use is an accessory support structure to an
existing child care facility and, as such, helps satisfy
an identified community need, as referenced in the
General Plan.
The proposed development is in conformance with all
applicable zoning requirements.
The proposed development will not adversely impact
adjacent residential development.
.Conditions of Approval
A. General
The development of the 225 ± square foot bathroom
building shall be substantially as shown on the project
drawings labeled "Proposed Restroom at Greenbrook School
For S.R.V.C.C.A.", prepared by Brian Manning Associates
and dated and received by the Planning Department on July
15, 1988.
The developer/operator shall pay any and all City and
other related fees that the property may be subject to.
These fees shall be based on the current fee schedule in
effect at the time the relevant permit is secured.
Prior to the issuance of building permits, the developer
shall submit written documentation that all requirements
of the San Ramon Valley Fire Protection District have
been met.
Construction and grading operations shall be limited to
weekdays (Mondays through Fridays) during the hours from
7:30 a.m. to 5:30 p.m., unless otherwise approved in
writing by the City Engineer. If determined necessary by
the city Engineer, the project developer shall provide
security fencing around the construction site during
construction of the project.

Do
Except as may be expressly modified by these conditions,
operation of the existing 60-child two-building child
care facility shall remain subject ot the Conditions of
Approval established for LUP 88-9.
Site Planning
Ail new project lighting shall be installed in such a
manner that glare is directed away from surrounding
properties and rights-of-way.
Landscaping
A revised landscape plan shall be submitted for review
and approval by the Planning Department prior to the
issuance of a building permit for the bathroom. The plan
shall detail revised planting proposed in vicinity of the
new structure and changes, if any, proposed to the
existing raised wooden decking.
Ail plant material shall be served by an automatic
underground irrigation system and maintained in a healthy
growing condition.
Architecture
Ail ducts, meters, air conditioning and/or any other
mechanical equipment, whether on the structure or on the
ground, shall be effectively screened from view with
landscaping or materials architecturally compatible with
the main structure(s).
The street numbers of the two portable buildings shall be
posted so as to be easily seen from the street at all
times, day and night.
Samples of final colors and materials selected shall be
as detained on the plans referenced in Item A.1 and shall
be submitted to the Planning Department for final review
and approval.
Grading
Areas undergoing grading shall be watered, or treated
with other dust control measures to prevent dust. These
measures shall be approved by the Chief Building official
and employed at all times as conditions warrant.

Streets
The developer/operator shall keep adjoining public
streets free and clean of project dirt, mud, materials
and debris during the construction period, as is found
necessary by the City Engineer.
The developer/operator shall repair any deficiencies in
the existing curb and gutter to the satisfaction of the
City Engineer (see Condition #10.A. of LUP 85-9) prior to
occupancy of the restroom.
The existing "No-Parking" area along the entry driveway
situated northeast of the two portables shall be
repainted prior to issuance of a building permit.
The existing "Do Not Enter" sign along Harlan Drive shall
be repainted prior to issuance of a building permit.
Infrastructure
Roof drains shall empty onto paved areas, concrete
swales, other approved dissipating devices, or into a
pipe.
Concentrated drainage flows shall not be permitted to
cross sidewalks or driveways. Existing drainage problems
at the northeast corner of the easterly portable shall be
corrected prior to the issuance of a building permit.
Ail utilities required to serve the new structure shall
be installed underground.
