Land Use Permit
Findings and Conditions
FINDINGS
The proposed development is in conformance with the
General Plan.
The proposed use serves to partially satisfy an
identified community need, as referenced in the General
Plan.
The proposed development is in conformance with all
applicable zoning requirements.
The proposed development will not adversely impact
adjacent property development.
CONDITIONS OF APPROVAL
A. General
This permit provides for the temporary use of an existing
single family residence as a 31-child preschool/daycare.
The approval period runs from August 1, 1988 to November
30, 1988. Use of the site shall be as detailed on the
floor plans submitted with the application, dated
received July 13, 1988, by the Planning Deparment.
The developer/operator shall pay any and all city and
other related fees that the property may be subject to.
These fees shall be based on the current fee schedule in
effect at the time the relevant permit is secured.
Prior to occupancy, the developer/operator shall submit
written documentation that all requirements of the San
Ramon Valley Fire Protection District have been met.
Other nearby or adjacent properties controlled by the
Dynes Court Group shall be maintained in a safe, (clean
condition clear of high grass, trash, abandoned cars,
etc).

Site Planning
Project lighting shall be installed and maintained in
such a manner that glare is directed away from
surrounding properties and rights-of-way.
The developer/operator shall provide curb-side pick-up
and drop-off service of the children utilizing this

facility. The developer/operator shall post appropriate
signage along the facility's parking area that vehicles
must be attended at all time.
Landscapinq
Existing landscaping shall be maintained in a healthy
growing condition for the full life of this permit.
The existing wooden fence along the west boundary of the
site shall be replaced or repaired to a safe condition.
Architecture
All trash and refuse shall be contained behind the
existing gate. The two side yard access gates shall be
modified to be self-closing and self-latching gates.
The street number of the building shall be posted so as
to be easily seen from the street at all times, day and
night.
If signing for the facility is desired, beyond a four
square foot wall-mounted non-illuminated sign, a sign
program shall be submitted to the Planning Department for
the review and approval prior to its installation.
Parkinq
The parking area/backup area shall be developed
substantially as shown on the Staff Study of July, 1988
providing for a minimum of seven on-site parking spaces.
Four of those spaces may be developed as tandem parking
areas.
Parking spaces shall be appropriately identified or
striped. Wheel stops shall be provided for all parking
spaces.
The sideyard fence/gate at the west side of the property
shall be relocated as generally shown on the Staff Study
of July, 1988.

Streets
The developer/operator shall keep adjoining public
streets free and clean of project dirt, mud, materials
and debris during the construction period, as is found
necessary by the city Engineer.
