CONDITIONS OF APPROVAL
DP 88-20
FINDINGS
The City hereby finds as follows in support of granting a
Development Plan permit for the construction of a 1,050 square
foot addition (5 bedrooms, bathrooms, and laundry) to an
existing single family residence located at 270 E1 Pinto,
located in a City-identified Scenic Hillside/Major Ridgeline
area;
The proposed siting and architecture of the
building addition will not conflict with the
purposes and intent of Ordinance 29-84 ("Scenic
Hillside and Major Ridgeline Development"), in that
development will be achieved with minimal grading,
will preserve existing significant trees and will
not adversely impact predominate views of a
City-identified Scenic Hillside/Major Ridgeline
area;
The proposed development is in conformance with the
goals and policies of the general plan.
CONDITIONS OF APPROVAL
a. General
Except as may be modified by the following
conditions of approval, the building addition shall
be substantially as shown on the project drawings
prepared by the Lambert P. Wille, A.I.B.D.
consisting of four sheets, and~dated received by
the Town of Danville on July 27, 1988.
The applicant shall pay any and all Town and other
related fees that the property may be subject to.
These fees shall be based on the current fee
schedule in effect at the time building permits are
secured.
Construction operations shall be limited to
weekdays (Mondays through Fridays) during the hours
from 7:30 a.m. to 5:30 p.m., unless otherwise
approved in writing by the City Engineer.
Except as may be specifically modified by these
conditions, development shall be subject to the
conditions established for MS ~5-~0 and DP ~-1~.

Prior to the issuance of a building permit, the
applicant shall submit written documentation that
all requirements of the San Ramon Valley Fire
Protection District and the San Ramon Valley School
District have been met.
Landscaping
The two existing trees along the south side of the
existing structure shall be preserved. No pruning
of the two trees shall occur without the developer
securing written approval from the Planning
Department. If pruning is proposed, then the
developer shall submit a tree report prepared by a
licensed arborist which outlines mitigation
measures to be observed by the developer.
Architecture
The final colors and materials of the proposed
addition shall match those of the existing
residence.
Air conditioning equipment installed in conjunction
with this addition, whether on the structure or on
the ground, shall be effectively screened from view
with landscaping or materials architecturally
compatible with the main structure.
Streets
The developer shall keep adjoining public and
private streets free and clean of project dirt,
mud, materials and debris during the construction
period, as is found necessary by the City Engineer.
Any damage to public street improvements done
during construction, on or adjacent to the subject
property, as result of the proposed construction,
shall be repaired to the satisfaction of the city
Engineer at full expense to the developer.
Infrastructure
Additional impervious area run-off created from the
proposed addition shall be collected and piped to
an adequate drainage system.
Roof drains for the additions shall empty onto
Daved areas, concrete swales, other aDDroved
dissipating devises, or into a pipe.
Concentrated drainage flows shall not be permitted
to cross driveways or property lines of the subject
property.
Ail utilities required to serve the development
shall be installed underground.
