AN ORDINANCE OF THE TOXVN OF DANVILLE
APPROVING A PRELIMINARY DEVELOPMENT PlAN - REZONING FOR PUD 91-5
LOCATED AT 2655, 2615, 2605, 2425, 2305 Camino Tassajara
& APN: 215-090-019, 018 & 013
The Town Council of the Town of Danville DOES ORDAIN AS FOLLOWS:
SECTION 1.
Rezoning.
That the parcels located at 2655, 2615, 2605, 2425, 2305 and (APN: 215-090-019, 018 &
013) are rezoned from A-2; General Agricultural District and P-l; Planned Unit District
to P-l; Planned Unit District. The rezoning are based upon the Danville 2005 General
Plan and the Findings and Conditions contained in Exhibit A.
SEC'HON 2.
Zoning Map.
The Zoning Map of the Town of Danville is amended accordingly.

SECTION 3.
Publication.
The City Clerk shall either a) have this Ordinance published once within 15 days after
adoption in a newspaper of general circulation or b) have a summary of this ordinance
published twice in a newspaper of general circulation once five days before it's adoption
and again within 15 days after adoption.
SECTION 4.
Effective Date.
This Ordinance becomes effective 30 days after its adoption.
SECTION 5.
Codification.
Sections Two, Three, and Four shall be codified in the Danville Municipal Code. Section
One shall NOT be codified in the Danville Municipal Code.
The foregoing ordinance was introduced at a meeting of the Town Council of the Town

Area 13 of Town-wide Rezoning
FINDINGS
The proposed rezoning is consistent with the Danville 2005
General Plan.
State law requires cities to bring all zoning into conformance
with the General Plan.
The uses proposed in the land use district are compatible with
the intent and requirements of the district and uses in
adjacent districts.
A need for the commercial development has been demonstrated by
the Danville 2005 General Plan adoption process and no traffic
congestion will result from the rezoning.
CONDITIONS OF APPROVAL
Development of the subject properties shall be governed by the
Sycamore Valley Specific Plan for the area, as amended by the
Danville 2005 General Plan text for Special Concern Area 1 -
Camino Tassajara North. This rezoning shall constitute the
area's Preliminary Development Plan - Rezoning. There shall
be no time limit for filing a Final Development Plan for
review and approval by the Planning Commission.
The following uses in this district require approval of a Land
Use Permit and Final Development Plan;
- Churches and religious institutions
- Public or private schools
- Nursery schools and child care facilities
- Funeral homes and cemeteries
- Community buildings of a quasi-public, social, fraternal or
recreational character - Athletic clubs and facilities
All project landscaping associated with redevelopment of the
subject properties shall conformwith the landscape guidelines
in place at the time of installation.
Frontage improvements and road dedications shall conformwith
the precise alignment for Camino Tassajara, Sycamore Valley
